Although we cannot absolutely predict the development pattern that will occur at Blue Spruce Farm; discussions with City Traffic Engineer Rick Ensdorff, and a number of alternative conceptual development plans, have resulted in our concluding that Vermont is most likely to be an east -west collector, and that the Vermont/Timberline intersection is an appropriate signal location.
