Final Review Comments Dear Ted, E %P 101987 PLANNING ERARTMENT Following are responses to the staff comments dated August 26, 1987 on the above referenced project: 1) Two off street parking spaces have been illustrated on the site plan as reviewed and recommended. 2) Building envelopes on lot numbers 5,6,8 and 9 have been reduced to accomodate the additional 5' setback from the edge of easements. 3) Refer to landscape notes on drawing. 4) The following note has been added to the general project notes to alert individuals to the utilities concern; 'Public water and sewer easements lie outside of the street R.O.W. on portions of lots #6,8,9 and 10. Future maintenance of these lines will impact landscaping and driveways. Attention should be given to the possibility of significant construction occurring on these particular sites.' 5) Compaction tests will be provided for the utilities review prior to the accept- ance of the utility design. 6) Development agreement will be reviewed by the owner and/or legal counsel. The utilities content will be considered at that time. 7) The drainage report prepared by Stewarts Engineering, Inc. has been submitted for review and should be coordinated with them. 8) Ongoing site analysis and discussion with the adjacent proporty owner is under way. The design data will be or has been considered in the proposed design. 9) Utility easements of 8' and 14' wide have been illustrated on the site plan & and will be reflected on the final plat. 12) 10) Utility assessments are assumed for development. 748 WHALERS WAY / BLDG. COLLINS CO. 80525 / 223-1 512 0 11) Fencing notations; the intersection of Southshore Court and Westshore Way have been reviewed for site lines and a 'No Fence' area has been designated on the plan.
