Re: Park Place P.U.D.
Dear Ted,
The P.U.D. we are currently submitting referred to as Park Place P.U.D., is an exclusive
12-lot subdivision for custom homes. Formerly, a 25 unit townhouse P.U.D. was approved
for the site as an extension of the Harmony Cove project to the west. This project
would become a decrease in development intensity by more than one-half, but makes a lot
of sense in today's single-family market.
The entry to the site remains as originally located across from the existing curbcut
to Harmony Cove. A 28' wide public street is being utilized as a cul-de-sac due to the
extremely light traffic generation. (See attached letter dated May 6 for street var-
iance request). The lots adjacent to the entry have been pulled back in order to create
a nice welcoming project identity including a project sign, landscaping, and a decorative
wrought iron fence. As well, the cul-de-sac at the other end of the project has a land-
scaped island to reflect this exclusive atmosphere.
Much of the existing over -lot drainage is being piped underground to create nicer lots.
The 3 major existing cottonwood trees are being preserved as well as the western -most
tree of the central clump. The dead tree and bent trees within the clump are being
removed. Strict covenants are being composed to ensure quality site plans and homes
and an architectural control committee will be created to enforce these covenants and
review all landscape plans. The landscape plans shall address such items as:
consistent fencing, quantity and quality of all trees and shrubs, and rock borders
along the shore line to give a consistent look to the project and to filter any ferti-
lizers from washing into the reservoir.
We feel that this project as a reduced -density plan with the above design features
will only enhance the neighborhood. If you have any questions, please feel free to call.

RE: 12-Lot Subdivision in Landings 4th
Dear Ted:

At the Conceptual Review Meeting yesterday for the above -mentioned pro-
ject, it was brought to my attention that I would need to request a
variance to City Standards in order to achieve a 28' public street on
this project. I would like to formally request a variance for the
following reasons:
1. The main access to this street is an existing 28' wide public
street (Westshore Way).
2. This is a very small cul-de-sac servicing a mere 12 single family
homes.
3.
We have greatly reduced the
intensity of the previous plan for this
property and increased its
parking

4. The above ignores the potential for parallel parking along one side
of the street which could be accomplished by signs or by actual
striping or a combination of the two.
As well, it was mentioned that we would need to request a variance to
City standards should we want a square cul-de-sac as shown. I feel that
the square cul-de-sac fits best in this case with the shape of the property
especially after centering the road between the two existing cottonwood
trees. It allows us to have nicer shaped lots with better access capabili-
ties at the end of the cul-de-sac.
If we need to set up a meeting to discuss the potential for granting these
two variances, I would appreciate it if you could do so as soon as possible
and would be happy to meet with you at your convenience. Thank you and I
