Submittal
Demolition & Site Prep for Loaf & Jug
Be sure to add a site plan note that summarizes the interim condition of the site. (e.g., The area
contained within this boundary will not be fenced and will be stabilized through seeding as
described by the landscape plan. It shall be prohibited to use this space informally as a outdoor
sales, market, or any use other than a vacant site. Maintenance will be the responsibility of XYZ…)
Response: We have added a Note #17 under the Interim Erosion Control Note section on
the Interim Plan.
We need to have more conversation around the preservation of street trees along this strip. My
main question is, can they be saved? I know that a right turn lane will effectively cut into the site
but would there be a way to re- align the walkway behind the trees in an access easement? If not,
Street Trees will need to be added as part of this project. Work with forestry staff to determine the
correct placement (typically it is 3-7 feet behind the sidewalk at 30-40’ intervals). An alternative
would be placing street trees in a 4x4 planting cutouts along the curb line – this would probably be
a better option if the sidewalk could be widened.
Response: Due to the alignment and required dimensions of the deceleration lane it is not
possible to save the existing trees. We are now proposing 3 additional trees 3’ off the back
of sidewalk and at 30’ spacing.
Crime Prevention Through Environmental Design
Work on going through Mark Clintovici’s comments in the attached email. I believe these were
included as comments in previous rounds of review. At a minimum it may be worthwhile having
callouts/notes on the site plan to describe some of the security measures taking place.
Response: We have addressed his comments in our 3rd PDP response letter included with
this submittal package.
Signage, Wayfinding, and Traffic Calming
Include a signage and wayfinding plan for the following:
o Bike lane and sidewalk along westbound Drake. (e.g., ‘Bike takes full lane’, ‘ dismount zone’)
o West side of building include pedestrian crossing signs.
o Add a speed table to the east/west crosswalk that connects the Central Feature and Gather
Space to the MAX Drake Station.
Response: Applicant has worked with the Transportation Department to include applicable
signage and striping for the westbound Drake Road bicycle lane and sidewalk. Pedestrian
crossing signs have also been added at the southwest corner of the site to align with the
new raied crosswalk between the plaza and the MAX station.
Gas Station
Explore expanding the kiosk to include space for storage and sale items that typically surround the
kiosk.

Response: We have, and this site is better suited for the proposed, we have implemented a
wing wall on the north side of the kiosk for screening.
Explore the use wing walls.
Response: A Wing wall has been implemented on the north side of the kiosk. A wing wall
on the south side of the kiosk would interfere with access to the kiosk as well as utilities.
Beef up the landscaping between the gas station and the street.
Response: Due to the limited space in this area additional landscape can not be provided
but we feel the addition of the wing walls in conjunction with the proposed landscape,
garden walls and existing trees to remain the plans meet the intent of this request.
Building Architecture
Add additional height to the secondary parapet. Explore the use of a parapet return.
Response: Revised accordingly, please refer to FDP set.
Replace combed face block ‘BL2’. Too similar to smooth face block.
Response: Revised accordingly, please refer to FDP set.
On the north, south and west building facades, make sure the areas highlighted in blue project
further from the wall face. Use King Soopers on the southeast corner of Drake and Timberline as
an example.
Response: Revised accordingly, please refer to FDP set.
Central Feature & Gathering Space
Make sure this space is detailed with movable furniture – similar to what is used Downtown.
Include furniture specifications in the plan set.
Response: Movable bistro seating is proposed in this area, see Sheet L1.3.

Walkway from College to Store Entry
Detail walkway with trees, similar to what is used for Whole Foods.
Response: 2 additional trees in grates have been provided along this path. The tree grates
will be flush with the pavement to preserve accessibility.
Pedestrian Promenade
Make the sidewalk wider to compensate for potential bumper overhang from vehicles. There were
conversations around reducing the drive-aisle width and not the landscape setback.
Response: The sidewalk has been widened and the parking shifted West, reducing the
depth of the drive aisle at the back of the store.
Additional measures should be considered to make this a safer, low-speed truck traffic-aisle. I’ll
leave this up to you. Consider the use of traffic calming techniques – maybe bigger bulb outs in the
landscape beds, raised crosswalks, narrow the drive aisle.
Response: Along with the drive aisle being reduced a raised crosswalk is proposed from
the MAX BRT station across to the South side of the store.
