Comment Summary:Department: Planning ServicesContact: Clark Mapes, 9702216225, cmapes@fcgov.comTopic: GeneralComment Number: 1 Comment Originated: 01/05/2021FOR HEARING: (After discussion at the meeting): Walkways in the campus layout, Bldg. B: A walkway to the east and south should be connected to LadyMoon. Could be an extension of the campus path which looks like the easiestway to do that. Similarly, a connection to the west and north should be made. Ac Conceptual Review I see that comments suggested possibly running a walkway through the parking lot; but an easier option would be to connect to the campus path just west of the property. Would a bridge be needed to do that?Response: Additional offsite connections are not proposed, however a new connection to the north through the parking lot is provided.Department: Engineering Development ReviewContact: Marc Virata, 9702216567, mvirata@fcgov.comTopic: GeneralComment Number: 1 Comment Originated: 01/04/202101/04/2021: for approval:Please provide some information on the site plan and civil set of the sidewalk and parkway strip widths that will result from the installation of theseimprovements. Cross sections on the cover sheets and/or labelling on the individuals sheets would be helpful.Response: Typical sections are added to the plans and dimension added.Comment Number: 2 Comment Originated: 01/04/202101/04/2021: information only:The response indicated that the applicant is intending to construct sidewalkalong Lady Moon to also include additional sidewalk south of the property boundary to complete the sidewalk network to the Brinkman building. This additional construction is appreciated and will greatly enhance the pedestrianlinkage in the overall area with a complete sidewalk network along all of Lady Moon. Please look to add clarity on the site plan on the intent to construct thissidewalk. At time of final, grading information would look to be provided on the civil plans.Response: Additional offsite grading for the walks will be added in final design.Comment Number: 3 Comment Originated: 01/04/202101/04/2021: information only:The plat appears to be defining areas for the buildings but doesn't label them. To the extent however that blanket easement aren't being created on Lot 1, and easements are being defined through metes and bounds internally, it doesn'tseem that defining areas of the buildings is necessary and might offer moreflexibility should the building sizes change with the entitlement or in the future?Response: The plat will have exclusion areas for the buildings and a blanket easement as noted. The building exclusion areas will be oversized to allow for small modifications to the building outlineas thedesign progresses.Comment Number: 4 Comment Originated: 01/04/202101/04/2021: information only:The access ramps in rightofway at the drive approaches of Lady Moon and Timberwood are not required to have truncated dome detection. We'retransitioning away from them at drive approaches (unless they are very high volume and are in alignment with public streets).Response: Aspen acknowledges your comment and will keep the truncated domes on HC ramps. The decision to remove them in final design will be reviewed with MAVD.Department: Traffic OperationContact: Nicole Hahn, 9702216820, nhahn@fcgov.comTopic: Traffic Impact StudyComment Number: 1 Comment Originated: 01/06/202101/06/2021: The Traffic study has been received, reviewed and accepted.RESPONSE : AcknowledgedDepartment: Stormwater Engineering – Erosion and Sediment ControlContact: Basil Hamdan, 9702221801, bhamdan@fcgov.comTopic: Erosion ControlComment Number: 5 Comment Originated: 01/04/202101/04/2021: FOR FINAL:The site is over 1 acre in size and will require the submittal of an ErosionControl Plan Report at Final. This is OK, but the system should be sizedto take these flows in order for it to function as intended. More discussion isneeded to determine what will work best.Response: The Storm Tech will include an overflow weir at the inlet structures to direct excess runoff Through a bypass storm sewer.Comment Number: 2 Comment Originated: 12/29/202012/29/2020: FOR HEARING:Please use the City's standard bioretention "rain garden" detail in place of the one provided.Response: The standard detail is added to the Detail sheet C-007.Comment Number: 3 Comment Originated: 12/29/202012/29/2020: FOR HEARING:Please use 6inch size pipe or larger for the porous paver underdrain outfall due to it's length and to prevent clogging.Response: The underdrain has been changed to a 6” diameter.Comment Number: 4 Comment Originated: 12/29/202012/29/2020: FOR HEARING:The City would like more discussion on the proposed LID features and discusspossibly a more cost effective approach.Response: The LID measures were reviewed considering a porous paver system and the StormTechSystem. The Storm Tech system was least expensive. We maximized the storm Tech volume to the extent possible and will used a small area of pavers tomake up the volume. StormTech staff will assist in the final design layout and we can reviewopportunities for expandingthe Storm Tech area to eliminate pavers if possible.Department: WaterWastewater EngineeringContact: Wes Lamarque, 9704162418, wlamarque@fcgov.comTopic: GeneralComment Number: 1 Comment Originated: 12/29/202012/29/2020: FOR HEARING:The City would like to have a meeting regarding the domestic water servicingfor these two buildings. There is a large amount of proposed City water mainwith this submittal and the goal would be to reduce the amount of infrastructure while still meeting domestic water service and fire requirements.Response: The Meter Pit serving building B was movedto a location btw the ROW and the parking lot.It is understood that the owner may upsize the service line 5’ beyond the meter pit is needed.Service to Building A will have the Meter Pit closer to the building to avoid conflict with the proposedstorm pipe. The water main loop was removed, and a single interior FH will be used as requested. The newFH position was acceptable to W/WW and PFA. Once the scale is verified, please address the following: 1. Street trees should be placed 3040 feet apart, centered in the parkway. It appears additional street trees may be required. 2. Some of the trees in the parking lot islands appear to be too close together. Once the scale is confirmed, some of the species may need to be changed to allow adequate space for growth.Response : Acknowledged, spacing verified and species have been revised.Comment Number: 2 Comment Originated: 01/05/202101/05/2021: FOR HEARINGCanopy shade trees should be utilized in the parkway whenever space allows. Compared to ornamental trees, shade trees provide significantly more benefits (shade, stormwater runoff management etc.) to a streetscape and have longer lifespans. Given their growth habits, shade trees are also more suited to a parkway and are easier to maintain, especially for clearance. Please switch outornamental and columnar trees for shade trees in the parkway (LUC 3.2.1 (D)©).Response : Acknowledged, species have been revised.Comment Number: 3 Comment Originated: 01/05/202101/05/2021: FOR HEARINGThere is a stop sign at the corner of Timberwood and Lady Moon.
