Dear Mr. Frick:
Staff has reviewed the request for a change from a residential use to a
non-residential use in the R-H zone and offers the followinq comments:
1. A letter should be submitted to the Stormwater Utility from a licensed
engineer stating the impact of stormwater runoff from this project. If the
impact is adverse to current conditions, measures must be taken to contain
the additional runoff.
2. If the user is planning any changes to the characteristics of the elec-
trical loads, perhaps due to the addition of x-ray machinery, then the
City's Light and Power Department should be contacted as soon as possible.
3. There is a water meter in the basement at this address. Any remodelinq
must be sure to retain clear access to the existing meter in accordance
with current requirements.
4. It would be helpful if the applicant could provide information on the
parking lot to the north. Who is the owner of this lot and is there a
shared parking arrangement for customers of the dental clinic? With four
employees, there is only three spaces left for customers. How will over-
flow parking be handled?
5. There should be additional landscaping on the south to screen the park-
ing lot from the single family.

6. The three euonymus should be upgraded to five gallon container size.
This concludes staff comments at this time. Please note the following
deadlines:
Plan revisions are due June 3, 1987.
PMT (8 1/2xll), colored renderings, and 10 prints are due June 15.
Final documents are due June 18, 1987
Final documents include:
a. Signed mylars of all plans
b. Signed copy of "Site and Landscape Covenants"
