HomeMy WebLinkAboutCALIFORNIA PLAZA PUD - PRELIMINARY AND FINAL - 52-89 - - MEMO / P & Z BOARDPlanning of Fort Collins ,ent Services MEMORANDUM TO: City of Fort Collins Planning and Zoning Board FM: Ted Shepard, City Planner RE: California Plaza P.U.D., Final Approval With Condition DT: December 18, 1989 At the Planning and Zoning Board Worksession on Friday, December 15, 1989, the Planning Staff recommended Preliminary approval for the California Plaza P.U.D. This recommendation of Preliminary only was based on the lack of final drainage documents available to the City of Fort Collins Stormwater Utility. In all other aspects, the P.U.D. is in final form. The applicant, Platte Valley Commercial Corporation, acting as the buyer, and Fort Collins Housing Authority acting the sellers, have requested that the P.U.D. be • granted Final approval subject to the condition that all storm drainage requirements be satisfied prior to the City executing the Final P.U.D. documents. This request has been reviewed by the Stormwater Utility. A letter of acceptance, subject to the condition, is attached to this memorandum. The letter is from Susan Hayes, Stormwater Engineer, representing the Stormwater Utility Department. The Stormwater Utility indicates that it will be satisfactory to grant Final approval, subject to all storm drainage criteria being completed prior to execution of the Final P.U.D. documents. • The reason for the request is to accommodate a closing date between the buyer and seller before January 1, 1990. It is critical that the closing occur prior to the first of the year after which the buyer will undergo a corporate restructuring. The nature of the restructuring is such that it will be extremely difficult to conduct the closing, and account for the transaction, under the new corporate organization. Staff, therefore, recommends that California Plaza P.U.D. be granted both Preliminary and Final P.U.D., subject to the following condition: All storm drainage plans shall be completed by the applicant, and reviewed and approved by the City's Stormwater Utility prior to the City of Fort Collins executing and recording the P.U.D. documents. 300 LaPorte Avenue • P.O.
