EVENSTAR COURT DEDICATION KNOW ALL MEN BY THESE PRESENTS: that the undersigned being the owner and proprietor of a part of Tract "F", Raintree P.U.D., City of Fort Collins, County of Larimer, State of Colorado do hereby dedicate and convey to and for public use, forever hereafter, a street right-of-way described below, provided however, that acceptance by the City of this dedication of street does not impose upon the City a duty to maintain the street so dedicated until such time as the street is inspected and accepted by the City Engineer. All maintenance of the below described street shall be performed by the undersigned (and his/her successors in interest) until such time as the City expressly assumes, in writing, the duty of such maintenance. A part of Tract "F", Raintree P.U.D., City of Fort Collins, County of Larimer, State of Colorado which considering the East line of the Southeast 1/4 of Section 22, Township 7 North, Range 69 West of the 6th P.M. as bearing N00°2l'00"W and with all bearings contained herein relative thereto is contained within the boundary lines which begin at the Northeast corner of said Tract "F" which bears N00°21'00"W 50.00 feet and again N90°00'00"W 50.00 feet and again N00°2l'00"W 1,275.03 feet from the Southeast corner of said Section 22 and run thence S00021'00"E 10.50 feet along the West right-of-way line of South Shields Street which is also the boundary line of said Tract "F"; thence N89°53'30"W 193.28 feet to a point on the East line of Tract "A", Fort Collins Senior Center P.U.D.; thence N00°21'00"W 10.50 feet to a point on the North line of said Tract "F"; thence S89°53'30"E 193.28 feet along the North line of said Tract "F" to the point of beginning.
