Conversations have taken place with Kathleen Reavis regarding these items. Due to the narrow north/south dimension of this lot, it was determined to be impractical to provide an additional east/west pedestrian link, to the Senior Center and Shields, on this property. Provisions have been made to extend the north/south walk on the west side of the building south to the southern property line to allow for a connection to take place on the property to the south when it redevelops in the future. It should also be noted that what, previously appeared to be a sidewalk running through the yard to the east screen wall was actually a concrete pad for trash cans and air conditioning condensers at the east end. This has been better depicted on the current site plans. The yard area is a private space used for exercising the animals and it would not be desirable for the public to pass through this area as a pedestrian passageway. 23. Trash cans will be kept in the enclosed yard area on the south side of the building. This location has been indicated on the enlarged site plan (sheet 2). I believe this letter, and the enclosed plan revisions, address all of the comments. If this is not the case please let me know so that I can provide you with any additional material you require. A light fixture has been shown on the south elevation of the building. All other building lighting is to be in the soffits on the east and west side of the building and as such cannot be graphically illustrated on the elevations. 6i. Dimensions are shown on the enlarged site plan (sheet 2). Please note the'scale of the overall site plan (sheet 1) is too small to allow dimensions to be shown clearly. 6j. False fire hydrants have been shown on the site plans flanking the north and south sides of the entry walk from the parking. Such relief areas are needed to allow the animals to relieve themselves prior to entering the building for treatment. Furthermore the enclosed yard on the south side of the building will be used to walk animals and allow them to relieve themselves. Relief areas will be cleaned weekly. 7. Note 9 has been revised and air conditioning condenser units have been shown, within the yard area on the site plans. Please note that the building will make use of residential type furnaces, which will be located inside the building. 11 a. Our research indicates that there is not an existing easement, which provides access from Evenstar to Raintree. We are proposing such an easement in the form of an easement on the Senior Center property and the subject property. Please see the enclosed exhibits and legal descriptions for the easements. 1 lb. Easements have been shown on the utility plans. 11 c. We have had conversations, regarding this issue with Ward Stanford and Dave Stringer and have been informed that the median would be a City project and would not be the responsibility of this project other than paying the standard traffic impact fees. 12 — 16. This letter is in response to those comments. The response numbers correspond to your comment numbers. 1. The actual use of this project is a veterinary clinic and therefore the name of the PDP has been changed to Raintree Animal Clinic. 2. Acknowledged. 3. Acknowledged. 4a. There has been some confusion as to the actual building area proposed. Please refer to the landuse breakdown provided on the on the site plan (sheet 1) for a breakdown of building area. The aggregate area of the main level and upper level combined will be less than 5,000 square feet and therefore a separation will not be required between the floors. The basement will, however be separated from the main level with a 1-hour separation. 4b. 6" high contrasting address numerals have been shown and noted on the east and west building elevations. 5.
