(File: 9860ME02) The Raintree Animal Hospital has been proposed on the north portion of the parcel of land on the west side of Shields Street o between Evenstar and Raintree Drive. The south portion of this N parcel will continue to be used as an existing residence. A traffic o) study for this entire parcel (Ace Hardware Site Transportation Impact o Study, August 1998) was prepared previously. The previously proposed use would generate 910 daily trip ends, 33 morning peak hour trip ends, and 78 afternoon peak hour trip ends. The trip generation W table from that study is provided in Appendix A. Access to Ace 0 Hardware site was proposed via Evenstar (right-in/right-out) and Raintree Drive (signalized intersection). In that traffic study, all of the key intersections were shown to operate acceptably. 0 Z F w w Z Z W Z 0 cr r- O a y Z cc H U W LL 4 The Raintree Animal Hospital is proposed at a total floor area of 6470 square feet. While veterinary clinics are typically not as trip intensive as medical offices, trip generation was estimated using the medical/dental office land use (Code 720) from Trip Generation, 6`h Edition, ITE. This would show a conservatively high trip generation for the Raintree Animal Hospital. Table 1 shows the daily and peak hour trip generation. It is estimated that there will be 234 daily trip ends, 16 morning peak hour trip ends, and 23 afternoon peak hour trip ends generated by this proposed use. These values are significantly less than that estimated in the Ace Hardware Site Transportation Impact Study. Access to the Raintree Animal Hospital is also proposed via Evenstar and Raintree Drive, similar to that shown in the cited study. Since all of the key intersections operate acceptably with the higher trip generation, it is concluded that they will also operate acceptably with the lower trip generation. In addition to the lower trip generation, the Raintree Animal Hospital will not generate the large truck traffic that was expected with the Ace Hardware land use.'` It is concluded that acceptable operation will occur at all of the key intersections. The alternative mode analysis from the Ace Hardware Site Transportation Impact Study is provided in Appendix B.
