A utility easement being a portion of Tract A, Plat of Wilderland Condominiums, located in the
Northwest Quarter of Section 23, Township 7 North, Range 69 West of the 6th Principal Meridian,
City of Fort Collins, County of Larimer, State of Colorado being more particularly described as
follows:
Considering the northwesterly right-of-way line of Gilgalad Way as bearing North 34° 27' 15" East
and with all bearings contained herein relative thereto:
COMMENCING at the southeast corner of proposed Hill Pond Residences, thence along the east line
of said proposed Hill Pond Residences, North 10° 02' 03" West, 142.40 feet to the POINT OF
BEGINNING; thence continuing along said east line, North 10° 02' 03" West, 20.05 feet; thence,
North 75° 45' 17" East, 20.06 feet; South 10° 02' 03" East, 20.05 feet; thence, South 75° 45' 17"
West, 20.06 feet the Point of Beginning, contains 401 square feet, more or less.
The above described tract of land is subject to all easements and rights of way now existing or of
record.
