HomeMy WebLinkAboutCOLOR PRO REMODEL - PDP - 10-05 - CORRESPONDENCE - CORRESPONDENCE-HEARING (3)No Text Community Planning and Environments_ -services Current Planning City of Fort Collins April 4, 2005 Dear Resident: On Monday, April 18, 2005, at 3:15 p.m. (or as soon thereafter as possible), in the Current Planning conference room at 281 North College Avenue*, Fort Collins, CO., the City of Fort Collins Hearing Officer will conduct an administrative public hearing to consider a development proposal in your neighborhood. A decision on the proposal will result from this public hearing. This is a commercial project known as the Color Pro Remodel (1437 Riverside Avenue), Project Development Plan - File #10-05. The request is for a change of use on the property to a commercial print shop in the existing 4,000 square foot building at 1437 Riverside Avenue. There will be some interior and exterior remodeling done to change the use from a former medical office to the print shop. There will also be some changes to the site landscaping to bring this site up to current City standards. This proposed project is located on the south side of Riverside Avenue, between McHugh Street and Montgomery Street. The property is zoned E, Employment in the City's Land Use Code. The list of affected property owners for this public meeting is derived from official records of the Larimer County Assessor. Because of the lag time between occupancy and record keeping, or because of rental situations, a few affected property owners may have been missed. Please feel free to notify your neighbor of this pending meeting so all neighbors may have the opportunity to attend.
