Request for variance of eave height restriction of 13' To: Community Planning and Environmental Services Current Planning: Anne Aspen — City Planner My name is Greg Campbell. Matt Nesbitt and I have been preparing for the Development Review Submittal of the carriage house addition on the rear of the existing property at 135 N. Shields. In an effort to gather information regarding the requirements of this site, we have been in process meeting with the Building Department, the Planning Department, Clerk and Recorder, Engineering, Stormwater Utility, Water Wastewater and yourself as the Current Planner. In gathering the information, I believe we have responded to all the requirements from the Staff Review and the Submittal Checklist for a Project Development Plan. In final preparation for the Development Review Submittal, a review of the Carriage House Development Review Checklist revealed one guideline we failed to meet — the maximum eave height of 13' for a carriage house. Please review the plans to consider allowing a variance for the eave heights. We have two eave heights (similar to the structures on the adjacent west property), one at 18'-4" and another at 20'-8". We have accomplished the 600 sq. ft. footprint, the 24' maximum ridge height, an 8' building setback and proposed a viable floor plan for use as a rental property. Please advise us as to any additional requirements for this variance.
