Drainage Addendum To:
Final Drainage and Erosion Control Report for Waterglen P.U.D.
To whom it may concern:
This drainage addendum serves to address the stormwater impacts of the proposed project known as
“Waterglen Solar Array”. The site is located in northeast Fort Collins and is bounded to the north and west by
Larimar Weld Canal, to the south and east by an open space tract A and Rabbit Brush Park. The project site is
within Tract A of the Waterglen P.U.D., which was approved in 2001, and was included in the drainage study
by JR Engineering for that project.
PROJECT DESCRIPTION
Existing Conditions
The site is an open tract of land within the Waterglen PUD. The site is adjacent to the Larimer Weld Canal and
access road that will be utilized for access for the proposed solar array project. The existing topography of the
proposed site area slopes to the east at approximately 1% to 4%. The on the site soils are Nunn clay loam and
hydraulic soil group C, per the USGS soils survey maps.
Proposed Land Uses and Developed Conditions
The Proposed solar array site is 33,084 Square feet (0.76 acres) in area with 5-ft tall perimeter fence that is
outside of the FEMA floodway. The site area will be all landscape area with approved native seed mix. The
solar array is located outside the 100-year floodway, drainage conveyance channels and detention pond limits.
The site is within the 100-year flood plain and requires a floodplain use permit will be required for the project.
Original Drainage Patterns
The original JR Engineering drainage design has Tract A and tie site area within one sub-basin, Basins E-8. In
general, Basins E-8 is 7.19 acres and drained from north to south to design point 34 that outlets into two box
culverts that are 3’x10’. The box culverts are sized for the 100-year storm event of 601.9 cfs and located
under an emergency access road. Once captured, the flows from the basin conveyed to the south of Coopers
Slough drainage. An Existing Drainage Exhibit has been provided has been provided at the back of this report
for reference, along with excerpts from the original report in the appendix.
Proposed Drainage Patterns
The Waterglen Solar Array project conforms to the original drainage design and has proposed no change to any
drainage patterns, surface slopes or imperviousness. Please see the Proposed Drainage Exhibit for more
information.
Site Imperviousness Changes
The total site area is approximately 33,084 Square feet While the drainage patterns of the proposed Waterglen
solar project conform with the previously approved drainage design, access road and fencing will be installed.
The emergency access road will be improved with additional road base material to meet the Poudre Fire
Authority requirements. 7-foot tall fence and access gate will be installed per the City of Fort Collins
requirements and security. The fence is intended to note have any negative impact on drainage flows and will
allow drainage flows to pass through and positioned to minimize debris from catching on the fence. The solar
panel array will be an above ground installation using helical peers. Each or the 5 rows of solar panels will
have approximately 10 peers that are less than 4-inches in diameter (50 total peers = 3.5 square feet). The
solar panel system will have an inverter AC combiner panel mounted on a 3’x3’ concrete pad that is outside the
floodplain and 24-inches minimum above the Base Flood Elevation of 4975.49’.

SITE PLAN NOTES:
1. REFER TO FINAL UTILITY PLANS FOR EXACT LOCATIONS AND CONSTRUCTION INFORMATION FOR STORM DRAINAGE STRUCTURES, UTILITY MAINS AND SERVICES,
PROPOSED TOPOGRAPHY, STREET IMPROVEMENTS.

17.FIRE LANE MARKING: A FIRE LANE MARKING PLAN MUST BE REVIEWED AND APPROVED BY THE FIRE OFFICIAL PRIOR TO THE ISSUANCE OF ANY CERTIFICATE OF
OCCUPANCY. WHERE REQUIRED BY THE FIRE CODE OFFICIAL, APPROVED SIGNS OR OTHER APPROVED NOTICES THAT INCLUDE THE WORDS NO PARKING FIRE
LANE SHALL BE PROVIDED FOR FIRE APPARATUS ACCESS ROADS TO IDENTIFY SUCH ROADS OR PROHIBIT THE OBSTRUCTION THEREOF. THE MEANS BY WHICH
FIRE LANES ARE DESIGNATED SHALL BE MAINTAINED IN A CLEAN AND LEGIBLE CONDITION AT ALL TIMES AD BE REPLACED OR REPAIRED WHEN NECESSARY TO
