Proposed Operating Conditions
For
Solarium Events
The following operating conditions (each an “Operating Condition” and collectively the “Operating
Conditions”) shall be applicable to all events, celebrations, and gatherings at the property for which the
small scale reception center use (as defined in the Fort Collins Land Use Code) is a required permitted use
(each referred to individually herein as an “Event” and collectively as the “Events”). In no event shall
these Operating Conditions be construed as applicable to the activities at the property for which the
Lodging Establishment use (as defined in the Fort Collins Land Use Code) is a required permitted use.
Maximum Guests: The total maximum number of individual adult guests permitted at any
given time during any Event on the property (whether indoor or outdoor) will be one
hundred fifty (150).
Hours: The hours of operation with respect to any Event at the property for non-overnight
guests, will be limited to the following:
o 8:00 a.m. to 9:00 p.m. Sunday through Thursday; and
o 8:00 a.m. to 10:00 p.m. on Friday and Saturday.
Except that, with respect to the portion of any Event taking place outdoors, the hours of
operation
for the outdoor portion of said Event will be:
o 8:00 a.m. to 7:00 p.m. Sunday through Thursday; and
o 8:00 a.m. to 8:00 p.m. on Friday and Saturday.
Music: Noise will comply with Chapter 20, Article II of the City Code, and the following
limitations will also apply:
o Music that is not amplified will be permitted out of doors, but shall end no later
than 7:00 p.m. Sunday through Thursday, and 8:00 p.m. on Friday and Saturday.
o No amplified music will be permitted outdoors with respect to any Events, and
sound amplifying equipment used out of doors for spoken portions of any Event
will be limited to speakers with a maximum power rating of fifty (50) watts.
Manager: There will be an event manager on site at all times during any Event involving
non-overnight guests.
Parking Attendant: There will be at least one (1) parking attendant in the on-site parking
area of the property directing any cars to off-site parking and facilitating any guest drop-
off and departure.
Lighting: All lighting at the property will meet minimum lighting standards and not
exceed the maximum lighting standards in the City Land Use Code.
