03/01/2019: As an update to the original comment, Jeff County in Technical
Services has provided redlines to the legal descriptions specific to the
right-of-way and a utility easement. The draft deeds of dedication are fine to
proceed with signatures -- if it's not inconvenient however, it would be
appreciated if the City's approval name for the easements is changed from
"Rick Richter" to "Chad Crager" and on the right-of-way dedication "Sheri
Langenberger" is changed to "Chad Crager".
Comment Response: Names on the emergency, utility, and right-of-way easements have been
updated to read “Chad Crager.”
With addressing the proposed corrections form Jeff, you can move forward with
the grantor signature(s), notary, and attorney certifications for the deeds of
dedication. When the total number of pages on the dedications is confirmed, I
can verify the recording fee check amount to Larimer County Recorder that
would need to be provided and delivery of the dedications and the recording fee
will allow me to move forward with recording of the dedications. It is not
necessary to have the reception numbers of the recorded deeds on the plans,
but if desired I can help facilitate the timely recordation of these to have the
reception numbers added to the plans.
Feel free to contact me with any follow-up to the dedication process. Please
note that I'll be out of the office on 3/15 until 3/25.
Comment Response: Jessie Stonberg has been in conversation with Marc. Updated deeds of
dedication and easements have been sent to Marc and Jeff for review. Once we receive the okay
from them that no more corrections are to be made, we will have our PLS signature and wait for
word on what the total cost will be.
02/26/2019: The deeds of dedication (pending verification from PFA on the
emergency access easement) are OK to check for closure.

02/26/2019: FOR APPROVAL: 6-yard dumpsters for trash and recycling will not
work in the proposed configuration. 6-yard dumpsters are stationary and require
service trucks to be able to pull immediately up to the dumpster. 4-yard
dumpsters are the largest rolling dumpster available.

residential units you are likely to need 4.25 cubic-yards of trash service per
week and 2.75 cubic-yards of recycling. With the commercial usage as well I
would recommend a 4-yard for trash (serviced twice weekly, adjusted as
needed) and a 4-yard for recycling (serviced once a week, adjusted as needed)

02/19/2019: INFORMATION ONLY. Thank you for selecting 3000K CCT on the
luminaire schedule and supporting City Night Sky Objectives. Note especially
LED light fixtures, cooler color temperatures are harsher at night and cause
more disruption to circadian (biological) rhythms for both humans and wildlife.
Warmer color temperature (warm white, 3000K or less) for any LED light
fixtures is preferred. Please also consider fixtures with motion-sensing or
dimming capabilities so that light levels can be adjusted as needed. Site light
sources shall be fully shielded and down-directional to minimize up-light, light
spillage and glare [see LUC 3.2.4(D)(3)]. For further information regarding
