HomeMy WebLinkAboutPSD PROSPECT SCHOOL SITE SITE PLAN ADVISORY REVIEW - SPA190002 - SUBMITTAL DOCUMENTS - ROUND 1 - PROJECT NARRATIVEPSD Middle School/High School Prototype School at Prospect October 9, 2019 Poudre School District Project Narrative Poudre School District is developing a new school east of Interstate 25 at the northwest corner of Prospect Road and County Road 5. The school will be a combined Middle School/High School with shared outdoor athletic facilities. The school includes a track and field facility to be used as a second ‘District Stadium’ for athletic events, similar to how French Field at Rocky Mountain High School is currently used. The facility will provide both middle school (grades 6 thru 8) and high school (9 thru 12) programs and is being designed to accommodate 1,500 students with the ability for expansion to 1,800 students. As a comparison, Fossil Ridge High is designed to accommodate 1,800 students. Site improvements include parking for students, staff and visitors, athletic fields and facilities, and stormwater detention. Two existing irrigation wells will be used for landscape irrigation for the site. The planned 2-story school building is nearly 250,000 sf in size with outbuildings to support the athletic facilities. The parking and circulation are designed to disperse traffic throughout the site, and to separate bus and staff parking and circulation from student and parent parking and circulation. The parking quantities are based on the needs demonstrated at other PSD facilities. The site is currently zoned Urban Estate (UE) with no zoning change requested. Past Meeting Dates Conceptual Review – March 14, 2019 Neighborhood Meeting – September 12, 2019 Land Ownership – Existing and Proposed The property is currently owned by Poudre R-1 School District and this ownership will remain after development of the school. Poudre School District is also working with the landowner immediately to the west of the property to acquire an additional parcel approximately 7 acres in size to accommodate the site plan, the future connection to Carriage Parkway, as well as future parking for the stadium and other potential future school uses. While the property acquisition is not yet complete, a letter of intent from the west property owner group Land Acquisition and Management, LLC. Construction Schedule Construction Begins – Spring 2020 Project Complete – Fall 2022
