In the south elevation it appears that the steel canopies will overhang the
allocated building envelope that is shown on the plat by about 3 feet. The width
shown on the south elevations measures out to be 31 feet wide, where the
dimension on the plat is only 28 feet. The E-W dimension of the building
envelope looks large enough, the west elevation measures the building to be 46
feet long and the length on the plat is 46.5 feet.

Some of the utility work for this project will happen on the adjacent property. We
believe that the installation and removal of utilities is acceptable in a utility
easement. We just want to verify that communication with the adjacent property
owner has happened to inform/coordinate the construction impacts.
RESPONSE: The owner of the Jiffy Lube property is also the owner of the Dutch Bros lot and there is a
partnership between the two entities. All improvements will be constructed at one time.

Thank you for the information sheet for the DA, once comments from all
contributing departments have been resolved I can put a draft together and have
the City Attorneys office review it. Once the City Attorneys review the draft, I will
send it on to the applicant for review. Once we have a finalized draft we can
work on getting the document recorded at the county.

storage system will be built at the end of the construction sequence and will be
protected throughout the construction period from sedimentation due to
construction activities on the site. RESPONSE: Notes added.
Please add a construction fence along the
property line between Lot 2 and Lot 3 to prevent cross access to and from this
site while construction activities are occurring. RESPONSE: Construction Fence
and details added.

Please add a note to the Erosion Control Plan stating that no tracking of mud and
debris will be allowed onto the surrounding streets and properties. In case
any tracking occurs, it shall be cleaned immediately by the contractor.
RESPONSE: Note added.
The rock socks along College Avenue may cause a traffic concern if they
protrude into the traffic lane. Please clarify how these will be placed, provide a
detail showing that there will be at least one foot of contact between the rock socks
and the curb. RESPONSE: Notes added to detail to clarify placement.
Please update the Erosion Control Cost Estimate as needed based on the provided comments.

My review calculations showed that the two proposed single grate inlets (at
each design point location) do not have the capacity for the design flows. See

understand that the City of Fort Collins does not and will not assume liability for
drainage facilities designed by others.”

same tree is shown to remain on the utility plans sheet 2. Please place an X
over the symbol. This tree’s symbol should also be removed from sheet 3 of the utility plans.

The Sterling Silver Linden tree that is proposed along Kensington Drive is less
than 40 ft from the existing streetlight. Since there isn’t adequate room to fit a
canopy shade tree in this location, please change this tree to an upsized
(mitigation) ornamental tree such as Hot Wings Maple. Update Plant List as needed.
