Department: Engineering Development Review Contact: Morgan Uhlman, 970-416-4344, muhlman@fcgov.com Topic: General Comment Number: 1 09/16/2019: FOR FINAL APPROVAL: In the south elevation it appears that the steel canopies will overhang the allocated building envelope that is shown on the plat by about 3 feet. The width shown on the south elevations measures out to be 31 feet wide, where the dimension on the plat is only 28 feet. The E-W dimension of the building envelope looks large enough, the west elevation measures the building to be 46 feet long and the length on the plat is 46.5 feet. RESPONSE: Building envelope has been adjusted. Comment Number: 2 09/16/2019: FOR FINAL APPROVAL: Some of the utility work for this project will happen on the adjacent property. We believe that the installation and removal of utilities is acceptable in a utility easement. We just want to verify that communication with the adjacent property owner has happened to inform/coordinate the construction impacts. RESPONSE: The owner of the Jiffy Lube property is also the owner of the Dutch Bros lot and there is a partnership between the two entities. All improvements will be constructed at one time. Comment Number: 4 09/16/2019: FOR FINAL APPROVAL: Please depict the stairs along Kensington if they are still intended for the pedestrian connection closest to the College/Kensington intersection. RESPONSE: Now depicted on utility plans. Comment Number: 5 09/16/2019: FOR FINAL APPROVAL: Please see my redlines for more details and additional comments. RESPONSE: Redlines addressed. Comment Number: 6 09/16/2019: Development Construction Permit: A Development Construction Permit ("DCP") will be needed for this project. Please fill out the application and submit the estimated costs and quantities spreadsheet. For more information and to find the application and the costs and quantities spreadsheets for this permit, please follow this link: https://www.fcgov.com/engineering/devrev.php RESPONSE: Thank you. Comment Number: 7 09/16/2019: Development Agreement: Thank you for the information sheet for the DA, once comments from all contributing departments have been resolved I can put a draft together and have the City Attorneys office review it. Once the City Attorneys review the draft, I will send it on to the applicant for review. Once we have a finalized draft we can work on getting the document recorded at the county. 3 RESPONSE: Thank you. See the redlined PDF for more information. Please contact me to discuss if you have any questions. RESPONSE: Inlet updated to curb inlet and capacity calc based on manufacturers chart. Chart is i ncluded in Appendix of drainage report. Comment Number: 2 09/16/2019: FOR FINAL APPROVAL: The City highly recommends combination curb inlets – please consider switching from grate only inlets. (Recommended, not required).
