Comment Summary: Department: Planning Services Contact: Shawna Van Zee, 970-224-6086, svanzee@fcgov.com Topic: General Comment Number: 1 Comment Originated: 08/13/2019 08/12/2019: Information only A Minor Amendment will be necessary for the landscape plan. It appears that the approved site and landscape plans for the original lots (the first link below) does not show street trees abutting the lots and also there are no street trees shown in the previous filing that first built the road abutting the undeveloped lots (the second link below). http://citydocs.fcgov.com/? cmd=convert&vid=51&docid=2605482&dt=SP-SITE%2FLANDSCAPE+PLAN http://citydocs.fcgov.com/? cmd=convert&vid=51&docid=2276366&dt=SP-SITE%2FLANDSCAPE+PLAN JR Response: The approved landscape plan by Ripley Design Inc, is included with this submittal. The trees highlighted in red will be planted per the plans. 2 Department: Technical Services Contact: Jeff County, 970-221-6588, jcounty@fcgov.com Topic: Plat Comment Number: 1 Comment Originated: 08/01/2019 08/01/2019: FOR FINAL APPROVAL: Please make changes as marked. JR Response: Addressed Comment Number: 2 Comment Originated: 08/09/2019 08/09/2019: for approval: The plat language on the first page was drafted as if approved through the County. The language should be updated to be more in conformance with City standards. The items in subsection (n) in the following link should be reviewed and implemented: https://www.fcgov.com/developmentreview/pdf/subdivision_plat_final_submittal _requirements_2016.pdf?1554908705 JR Response: Addressed Comment Number: 3 Comment Originated: 08/09/2019 08/09/2019: for approval: The indication of an Irrigation Easement being dedicated along Spruce Creek Drive in the same area being dedicated as a Utility Easement and Drainage Easement should be clarified in the dedication statement as not being dedicated to the City and is being dedicated to the irrigation company. JR Response: Addressed, the easements were combined into one utility easement for dry utilities and any irrigation lines Department: Environmental Planning Contact: Stephanie Blochowiak, 970-416-4290, sblochowiak@fcgov.com Topic: General Comment Number: 1 Comment Originated: 08/07/2019 08/07/2019: No comments.
