Comment Summary: Department: Building Services Contact: Katy Hand, khand@fcgov.com Topic: Building Insp Plan Review Comment Number: 2 09/03/2019: FOR APPROVAL: Please show dimensions on the plan indicating the distance from the west (west/south) property line to the remaining drive up teller building. Please show the dimension from the protruding roof and from the inward most west wall. Demonstrating the distance between the new property line and the teller building exceeds 10ft. OR If the teller building will be closer than 10ft to the newly proposed property line (adjacent to the parking lot). How will fire separation be addressed? If the teller building is not demolished prior to the re-plat, and the building will be the wall on the newly created property line will need to be 1hr rated (with parapet) and no openings. Response: We had a survey team go out on site and shoot additional point for the overhang and the pillars of the bank teller structure. It was determined that the structure is a U occupancy, which allows a reduced setback of 5’. The overhang and the pillars exceed this distance from the proposed lot line. We are showing this on the minor amendment plans as an accurate representation of what is out there. We had a similar issue with the PUD drawing for the PFA Fire Access – the old plan that we are correcting has been scaled and adjusted to fit the drawings and therefore the surveyed points do not match what is graphically shown on the PUD.
