July 17, 2019 William and Mary Foster 2724 Walkaloosa Way Fort Collins, CO 80525 Dear Mr and Ms Foster, We are the planners and landscape architects for the Sunshine House at Bucking Horse. On April 18, 2019 this project was approved by the City of Fort Collins Planning and Zoning Board with two conditions for approval. One of those conditions was to mitigate headlight from cars exiting the Sunshine House parking lot and shining across Miles House into lots 10 and 11 of Filing Two. As an owner of one of these lots we are contacting you to propose the required extra landscape mitigation for your lot. Below we have photos and plans that show current landscaping on and adjacent to your lot and how this relates to the Sunshine House parking lot exit. The developer, Bellisimo Inc., is willing to provide the extra landscaping either on or off of your property at no expense to you, the owner. The goal of the planting will be to quickly mitigate headlight intrusion year round, thus evergreen shrub species have been chosen as they will provide better headlight screening at a faster rate than evergreen trees. If you have concerns over what is being proposed or wish to speak into which proposed species is planted please respond either in writing, by phone or email by July 31, 2019. If a response is not submitted the plant species will be determined by the landscape architect and planted within the HOA area adjacent to your rear lot property line.
