HomeMy WebLinkAboutSTODGY BREWING - PDP190012 - SUBMITTAL DOCUMENTS - ROUND 1 - PLANNING OBJECTIVESStodgy Brewing Co Project Narrative Project Title: Stodgy Brewing Company Past Titles for Conceptual Review: 1802 Laporte Ave Past Meeting Dates: Conceptual Review 8.17.18 General Description: This is a proposed redevelopment of the old Friendly Fire building on Laporte Ave. The main building (1802 Laporte Ave) will be used as a brewery and taproom with 1800 acting as accessory offices and 1804 being removed for expanded parking. Property Owners: Tyler Olpin and Natalie Yoder Transportation Improvements: This project is expanding Laporte Ave from a local road to an arterial road, adding a center turn lane, bike lane, curb, gutter, parkway and sidewalk along the entire length of the project. Site Design: This project will keep 1800 and 1802 Laporte Ave as is. No added square footage or substantial changes will be made to the exterior of these buildings. 1804 Laporte Ave will be removed to expand the parking area for 1802. The site currently has no pedestrian access, no sidewalks, curb, gutters, bike lanes, etc. We will be increasing this access by adding meandering sidewalks that save existing trees, parkways, a bike lane (as well as tons of on-site bike parking), and improved walking access to the front of the building. We also hope to keep our options open for walking paths that could connect to the proposed future development of Salud Parkway. The front of the building is currently obscured from the road by dense overgrown vegetation. Much of this will be cleaned up and re-planted to perennial plants favored by pollinators and birds. The neglected front yard of weeds will be transformed into a turf patio area for our customers where they can drink beer at picnic tables, set up picnic blankets or play a yard game. The parking area will be a state-of-the-art pervious parking space dense with tree and shrub plantings and hidden from the view of Laporte Ave by plants and low fencing. This property currently boarders Larimer Canal #2 on its east side. The vegetation there is dense with Lilacs, Cottonwoods and volunteer trees. This area will remain undeveloped and only improved by adding in additional plants with the guidance of environmental planning and the City of Fort Collins. This site is a vegetative safe haven for birds, deer, bats and pollinators. While we hope to clean up the neglect for this site, we also hope to maintain this habitat for all users by increasing plant diversity and maintaining dense plantings that are a little more planned and manageable that what is currently there. Natural Habitat Disturbances: The habitat near the ditch is far from the proposed development on this site. While there will be some improvement to our nearby employee parking area, the improvements will be minimal and will not impact vegetation near the canal. Landscape Transition: The transition from wild, forgotten, overgrown habitat to that of a more controlled lush habitat will happen slowly. First we will clean up existing hazards and have trees trimmed during the appropriate season. Construction will be disruptive from Feb-May, so new plantings cannot occur until early summer. In the meantime, all vegetation that can be salvaged will remain untouched. While not all small existing shrubs are documented in this plan, many will be reused or left in place as development begins. Particularly any existing Nanking cherries or other attractive low shrubs. Architectural Design: We are keeping the exterior of this building in its existing state (which we find unique and attractive). Please see photos submitted with our development plans. Minimal improvements will include: new trim around windows, replacing and patching any sections of badly warped wood siding, capping the wood siding with metal to prevent future wear, replacing and repositioning exterior lighting on the building. Timeline: a. December 2019- Complete development review and apply for building permits b. Jan/Feb 2020- Simultaneous work on interior remodel and exterior sewer, water, electric. Interior remodel to focus on Brewhouse first. Demo 1804 c. Mar 2020- Begin roadwork, curb, gutter and sidewalks, prep for parking area as weather allows, remove trees to be mitigated (4) d. April 2020- Install Brewhouse and begin testing the system e. Late May, early June 2020- install irrigation system, pervious parking area, hardscape, and softscape, in that order. f. July 2020- finishing touches to building exterior and interior g. Aug 2020- OPEN FOR BUSINESS
