The decision maker for your project will be the Development Review Manager
and/or Director of Community Development and Neighborhood Services. All
documents submitted to the City in association with your Basic Development
Review project are available to the public through our website. Formal public
notice of your project is at the discretion of the Development Review Manager,
including a posted sign, mailing to surrounding neighbors or published notice elsewhere.

08/01/2019: FOR APPROVAL:
We need to get language on the plat that allows the roof eaves to
overhang/encroach into the easements. Please confirm with the different utility
departments and companies to confirm this is permitted and at what clearance
height is required for said eaves.
JR Response: After speaking with CenturyLink, Comcast, Xcel Energy the following note has been
added to the Plat - Overhanging Eaves into Dry Utility Easements: Overhanging eaves of homes
which encroach into the Dry Utility Easements and which are Ten (10) feet above the finish grade of
said easements do not pose an encumbrance to the dry utility operations and are acceptable with
CenturyLink, Comcast, Xcel Energy and the City of Fort Collins.

Once eaves have been approved by utility companies/departments to encroach into
easements (and at what clearance height), we'll then also need that note on the site plan.

being moved and each of the individual unit landscape plan shown in the Prototypical Landscape

The approved drainage design called for a drainage swale on the shared lot
line. With the lot line shift, the swale will no longer be located on the lot line.
Please either update the grading plan to move the proposed drainage swale to
the new lot line location or provide an easement along the lot line so both
properties have right to drain runoff thru the swale.
JR Response: The drainage swales will be shifted to the revised shared lot line and reflected as
such on the plot plans and drainage certifications.
