Project Title: Rennat Subdivision
Past Meeting Dates: PDR Meeting held on 3/19/19
General Information: This proposal is for to a residential subdivision for the Rennat
property located west of South Timberline Road at the intersection of Zephyr Road. The
property contains 57.8 acres and is zoned Low Density Mixed-Use Neighborhood Zone
District (LMN). 215 lots are proposed and the property will be developed in one phase.
Overall net density is 5.54 dwelling units per acre. The housing mix is as follows:
Single-family detached dwellings – 86
Single-family detached dwellings with rear loaded garages – 67
Single-family attached dwellings – 48
Single-family attached dwellings front loaded garages - 14
Uses surrounding the property consist of the following:
South: The Crowne on Timberline and the Laffey property
West: The Union Pacific Railroad and Southridge Greens golf course and residential
development
North: The Hansen Farm development
East: Future Hansen Farm development and South Timberline Road
Existing Owners: The Harry O. Rennat Trust
Transportation Improvements: All new streets will be designed to meet City street
standards. There will be three points of access to the site. One from the extension of Fallen
Branch Drive being constructed by the Hansen Farm development. The other two are from
the extension of Zephyr Drive form the east and from Red Willow drive to the south.
Improvements to the Zephyr Drive/Timberline Road will be completed with the Hansen Farm
development. Shade trees and landscaping will be included throughout the development’s
street network.
Parks, Open Space and Trails: The site design will incorporate pedestrian access and
connectivity. In addition to street sidewalks and internal trails, there will be several trail
connections to the Hansen Farm development to the north and the future Power Regional
Trail and overpass. The site also has several internal walk connections in open tracts to
provide connectivity between blocks of lots. There is also land set aside for a 2.35 acre
future park that will be conjoined with the park parcel provided on the adjacent Hansen Farm
property.
Natural Areas and Features: There are two areas of ecological significance – an irrigation
lateral and a wetland. The current wetlands area and irrigation lateral will remain
undisturbed features on the site. The required buffers and protection are provided and
shown on the drawings.
