RE: THE ODELL WINE PROJECT – TRAFFIC NARRATIVE
To whom it may concern,
On behalf of Odell Investments, LLC, we are submitting a Major Amendment for
the development of 824 E Lincoln Ave. into a micro winery and tasting room.
The following describes the anticipated change in traffic usage for the access
point along E Lincoln Ave.
The property was purchased by Odell Investments in 2015 and has been used as
a production and canning facility. The production aspect of the business will be
similar to the historical use of the property. The renovation of the south building
will include a tasting room and garden for patrons.
The production facility will develop wine and similar beverages. There will be
one full time winemaker with supporting staff coming from the brewhouse at 800
E Lincoln Ave. Raw materials will be delivered by truck once every quarter. The
raw materials anticipated are delivered juices and packaging materials. Odell
Investments also has a bulk storage facility near I-25 that will house larger freight
shipments until needed by the production facility.
The tasting room will be approximately 1,800 square feet and be staffed by one
full time employee with supporting staff coming from the brewhouse. The
anticipated hours of operation will be similar to the Odell brewhouse, from 1pm
to 6pm on weekdays and 11am to 7pm on weekends. There are 13 parking spots
on the proposed site plan, with overflow parking continuing to the north and
connecting to the parking lot north of the brewhouse.
With the production use being very similar to how the property has been used
historically, and the tasting room parking drive aisle continuing on to the larger
parking areas of 800 E Lincoln Ave, trip generation using the access point along
Lincoln Ave is not anticipated to be changed considerably.
