08/19/2019: FOR DECISION:
One of our City Attorney's is drafting a covenant for 200 Laurel Street regarding
the parking requirement. This will essentially be a written agreement between
the City and the property owner stating the terms of the restriction of the parking
area. Once this covenant is drafted, the applicant will receive a copy for review.
We should have this to you by August 28th.
Please confirm as soon as possible the name and title of the person who will be
signing the covenant on behalf of the LLC.
Shawna Hawes will sign on behalf of the LLC as owner.
07/16/2019: FOR APPROVAL:
Additional documentation such as a parking agreement between the two
properties will be required for the parking spaces that span the two parcels.
This is not an issue. I will work with you to determine what that agreement needs to look like.

Trash and recycling enclosures must be constructed of durable materials such
as concrete or masonry. Gates must be constructed of metal or other durable
material. Basic wood fences are not acceptable. Wood may be used to finish
the enclosure to compliment the development to which it is associated.
The trash enclosure has been updated to be constructed of CMU with a metal gate.

I understand some existing parking area (asphalt) will be removed to implement
additional landscaping and existing grading and drainage patterns will be
maintained with these improvements.
Yes, no drainage patterns will change outside of the new landscaped areas.
07/01/2019: No proposed site changes were shown in this submittal; therefore,
no requirements apply at this time. If future submittals include site changes that
are not shown on these plans, please contact Dan Mogen in Water Utilities
Engineering at (970)305-5989 or dmogen@fcgov.com to coordinate and
determine what requirements, if any, will apply.
