RE: Garcia House Preliminary Plat
Mr. Muscott and Mr. Von Neida:
I believe that I have addressed most issues on the redline version of the plat that is now titled “Garcia
House”. I do have some items that I would request clarification or further discussion.
1. The request to show how the existing ROW was dedicated.
-I have pulled the surrounding plats and cannot find where this ROW was dedicated. They all
seem to be metes and bounds that recognize a ROW on Elizabeth. I can find ROW for Elizabeth
west of Lemay, but nothing to the east. Do you guys have any suggestions to search for this
infromation?
2. I have added a note on the Statement of Ownership and Subdivision stating the square footage of
this parcel ‘by this survey’ will that suffice as a note identifying a difference in the square footage
of the parcel? I did notice a difference in the original platted area and my plat. I calculated this
difference to be about 0.02%. I accepted this as in tolerance with a plat of this age.
3. The two easements in the southeast of the lot were dedicated by previous documents. I have
typically produced plats identifying existing easements by their recording information rather than
bearings and distances as long as these recorded documents provide sufficient information. This
serves two purposes in my opinion. One, it keeps the plat cleaner and more organized and two,
reduces the chance of a discrepancy if I incorrectly draw or incorrectly represent the easement. If
at all possible, I would like to leave off any line identifications for these easements.
