Proposed Grading Plan: Because site improvements exceed 1000 SF of new
impervious area, a proposed grading plan certified by a Colorado PE will be
required. This will need to show existing topography, proposed grading, and be
on the NAVD 88 vertical datum.

Thank you for providing stormwater runoff and capacity calculations. However,
the submitted rational hydrology calculations need to be revised. The time of
concentration (Tc) formula used is not appropriate (eqn. 3.3-5 is for maximum
Tc). Please see the Fort Collins Stormwater Criteria Manual, ch. 5 (hydrology)
sections 3.3.1 to 3.3.3 for the Tc calculation procedure. The Tc for this site will
likely be 5-minutes or less. It is acceptable to conservatively assume a 5-min Tc
– without additional calculations. Please revise the time of concentrations and
recalculate runoff. See the redlined PDF.

Drainage Report: Please provide hydrology flow calculations. Because of the
significant site improvements (+1000 SF impervious area), the drainage letter
will need to confirm that the increased flows can be conveyed to Lesser Drive or
an adequate public facility.

The swale hydraulic capacity calculations need more information presented.
This is for the driveway pan and front yard swale. Please present all of the input
parameters for the Manning’s normal depth equation – slope and n values are
missing.
I could not reproduce the results of driveway pan capacity calculation
(manning’s normal depth equation). Please recheck and resubmit.

The driveway ‘v’-pan does not appear to have enough capacity. This is based
on our recheck of the normal depth calculations. Currently this pan has 0.5%
slope (So), with 0.03-feet (0.36-inches) flow depth. The City suggests
increasing the slope and depth of v-pan driveway to increase capacity. Criteria
for swales (less than 100-cfs) require that the driveway v-plan will need to
convey 133% of the 100-year flowrate, with no freeboard.

Staff” and add a statement of compliance with the Fort Collins Stormwater Criteria Manual:
“I hereby attest that this [report/ letter] for the [preliminary or final] drainage
design for the [project name] was prepared by me or under my direct
supervision, in accordance with the provisions of the Fort Collins Stormwater

No Comment from Erosion Control. Based upon the submitted Planning
Materials it has been determined that this project; will disturb less than
10,000 sq. ft., is not proposed to be in a sensitive area, has no steep slopes
(greater than 3H:1V) within or adjacent to the project, and is not part of a
larger common development that will or is under construction. Therefore, no
Erosion Control Material submittal is needed. If this project substantially
changes in size or design where the above criteria now apply, erosion control
materials should be submitted. Though the project at this time requires no
erosion control material submittal, the project still must be swept and
maintained to prevent dirt, saw cuttings, concrete wash, trash & debris,
landscape materials and other pollutants from the potential of leaving the
site and entering the storm sewer at all times during the project in
accordance with City Code 26-498. If complaint driven or site observation of
the project seems not to prevent the pollutant discharge the City may require
the project to install erosion and sediment control measures. Nearby inlets
that may be impacted by the pollutants, in particular dirt, should be
protected as a good preventative practice and individual lots should be
protected from material escaping onto the sidewalk. If at building permit
issuance any issues arise please email erosion@fcgov.com to help facilitate
getting these permits signed off.

Separation between proposed utility services is too tight. New or modified
water and sanitary services require 6-feet of separation from other utilities and
10-feet between water and sanitary.
Per Matt Simpson, we will be allowed 4 feet of separation between the sanitary sewer and new gas line. See Utility Plan on
Sheet U3.0.

project will be.
