Please see redlined drainage report provided via PDF. I encourage you to
reach out with any questions or to review potential revisions, and I’d be happy to
set up a meeting or conference call to do so.
R. The drainage report has been revised according to drainage report comments.
R. The drainage plan has been revised to indicate that all roof runoff is now directed to
Bueno Drive.
R. The historic drainage basin was defined as it was due to Bueno Drive runoff entering
the Lot 13-A site. Please refer to attached topo. Runoff from the south is now
conveyed north on Bueno Drive.

05/03/2019: Per the meeting on 5/2/2019, please submit variance to address
outfall issues and LID treatment as discussed - no drainage easement for
historic outfall location, site constraints for LID. Please contact me with any questions. OK for hearing.

03/12/2019: INFORMATION ONLY: SITE SPECIFIC:
Light and Power has electric facilities along the west side of Bueno Dr that can
be extended into the site to feed the development. To feed the site with 3phase
electric facilities, modifications will apply. Light and Power will need to intercept
existing 3phase lines and at the northwest corner of the site and cut in a new
vault. From the new vault, we will need to trench 3phase lines to the transformer
location. All modifications needed to feed the site will be at the expense of the
developer/owner. Please contact me if you would like to discuss modification fees for this project.
R. The electric line has been relocated to the future parkway as requested in the last Staff
Review meeting.

Please change the linework for this planting space to show irrigated turf.

04/30/2019: FOR FINAL PLAN
Honeylocust trees have an average canopy spread of 50 feet. The honeylocust
tree proposed next to the trash enclosure will not have adequate space to grow
(see redlines). Additionally, will this planting space be irrigated? If so, please
show on the plan. The honeylocust can be replaced with a smaller, ornamental species, in that case.
R. This tree has been changed to Ornamental Pear and will be drip irrigated, show on
irrigation plan. The tree will be planted in a bed with rock mulch over weed barrier to
match the other planters.
