Boxelder Sanitation District (BSD), has reviewed Waterfield Fourth Filing II identified as:
1. Utility Plans for Waterfield 4th Filing
2. Plat for Waterfield 4th Filing
3. Development Plans
The District hereby advises as follows:
There is no objection to this proposal.
Responses required to comments below.
The District will respond at the hearing date of ______________.
Comments:
Plat – Many of the sewers are located in Alleys, which defined on the Plat are not public
R.O.W’s but are to e part of the HOA. Boxelder will require specific easement in those
alleys to describe how the sewer are to be maintained and repaired if necessary. Or as
an alternate the District could consider specific information on the Plat describing
Boxelders use of the Tracts and an HOA agreement specifically describing the District
facilities, access and liability.
1. Provide Boxelder approval blocks on sheets: C1.04, C1.05, C1.06, C1.07, C2.00,
C2.01-C2.06
2. Sheet C2.02 – On C Street and Alley 10, eliminate excessive manholes along curves.
It appears that multiple manholes could be removed.
3. Show underdrain grade on profile. Provide information on the design of he
underdrain and what size of pipes are along the sewers.

4. Sheet C6.04- Use similar underdrain detail currently being design by Northern
Engineerig for the Ridge at Harmony 3rd Fliling
5. Sheet C 2.06 – Adjust EXMHB so it does not fall in the valley pan.
6. Sheet C 2.06 – EXMHA may need to be reconstructed due to 3 pipes entering a 4-
foot diameter manhole.
7. Sheet C2.08 – Move Line A out of Suniga and locate it in south bike path if possible.
This will eliminate long services and provide better access to manholes.
8. Sheet C2.09 – Sewer is only 8-feet deep in places. Confirm that this depth will be
adequate to serve adjacent lots if basements are to be used.
9. Sheet C2.12 - Move Line A3 out of Suniga and locate it in the south Bike path if
possible. This will eliminate long services and provide better access to manholes.
10. Sheet C2.14 – Eliminate MH A3-E2
11. Sheet C2.17 – Show all utility crossing on plan and profile include size, who’s line it
is. The crossing will require a casing pipe under the waterline and a future casing
under the canal.
12. Sheet C2-18 and C2-21 – Move line B and B2-2 north to bike lane. This will provide
better access to manholes.
13. Sheet C2-19 – Manholes B2-12 to B2-15 need to realigned to reduce the number of
manholes on the curves.
14. Sheet C2-21 – Manholes B2-2-2 to B2-2-5 need to realigned to reduce the number of
manholes on the curves.
15. Sheet C2.26 - Manholes B7-E4 to B7-E7 need to realigned to reduce the number of
manholes on the curves.
