HomeMy WebLinkAboutCIRCLE C ADULT RESIDENTIAL SERVICES - PDP190009 - SUBMITTAL DOCUMENTS - ROUND 1 - LEGAL DESCRIPTIONEXHIBIT A PARCEL DESCRIPTION A parcel of land, being part of Lot 56, Highlander Heights Second Subdivision as recorded September 24,1959 as Reception No. 767536 of the Records of the Larimer County Clerk and Recorder (LCCR) and that parcel as described in the Quit Claim Deed as recorded February 10, 1992 as Reception No. 92006904 of the LCCR, situate in the Southwest Quarter (SW1/4) of Section Eighteen (18), Township Seven North (T.7N.), Range Sixty-eight West (R.68W.) of the Sixth Principal Meridian (6th P.M.), City of Fort Collins, County of Larimer, State of Colorado and being more particularly described as follows: BEGINNING at the Northeast comer of Lot 2, East Elizabeth Subdivision as recorded March 13, 1967 as Reception No. 929577 of the LCCR, and assuming the East line of said Lot 2 as bearing North 00°05'32" West being a Grid Bearing of the Colorado State Plane Coordinate System, North Zone, North American Datum 1983/2011, a distance of 30.34 feet, being monumented by a mag nail with brass tag stamped LS 14823 at both ends of the line and with all other bearings contained herein relative thereto; THENCE South 64°00'02" East along the Northeast line of said Reception No. 92006904 and along the Northeast line of said Lot 56 a distance of 25.85 feet to the East line of a 12' Utility Easement; THENCE South 00°07'48" West along said East line a distance of 7.07 feet; THENCE North 89°52' 12" West a distance of 23 .19 feet to the East line of said Lot 2; THENCE North 00°05'32" West along said East line a distance of 18.35 feet to the POINT OF BEGINNING. Said described parcel of land contains 295 Square Feet, more or less (±).
