The three Chanticleer Pear shown are not recommended as street trees and
should be replace with one that is contained within the City of Fort Collins Plan
List for street trees. Ornamental trees are occasionally permitted but with
special approval by the City Forester.
RESPONSE: Chanticleer Pears have been replaced with Western Hackberry per the approved plant list.

To meet the maximum tree spacing and full tree stocking requirements please
tighten up the two Imperial Honey Locust on the south side of the site and add

trees as necessary. Maximum spacing distance for a canopy shade tree is 40
feet. Alternatively, if the Junipers to the south create spacing issues a different
species may be added.
RESPONSE Honeylocust trees have been removed from the plan in general following discussion with
forestry regarding the over use of the species. Baby Blue Eyes Blue Spruce have been added to meet the
requirements.

Please add tree diversity percentages to the plant schedule. For this plan the
maximum percentage of any one species is 50%. More information can be

The level of detail provided on the sheet HC1 of the Utility Plan showing texture
for concrete areas, dimensions for walkways, concrete pad in-front of trash
enclosure and generator, callouts for fire lane signs and other details depicted
on this sheet should be replicated on the site plan. Line work on the site plan is
not identifiable in its current state.
It also appears that there is dashed line work for parking underneath how will
this area function in the future if additional parking is added - it may be best just
to remove this? Additional clarification is needed to understand how the
walkway extends to the trash enclosure and what the other structures located in this area are.
RESPONSE: Additional hatches and labels have been added similar to sheet HC1 and linework cleaned up
for clarity. Additionally, the dashed linework for future parking has been removed as it was primarily for our
own purposes to ensure proper site planning to accommodate the possibility for future expansion.

requirement. Please just add a callout for what the dimension will be from the

this area concrete curbing would be required.
RESPONSE: Thank you for the clarification on curbing should the future parking expansion come to
fruition. A dimension has been added to indicate the 5’ side yard setback would be maintained.

Have the future expansion areas depicted on the site plan been considered in
the drainage calculations? If not, I would encourage proposed future expansion
to be included in this analysis in order to simplify the expansion process in the future.
RESPONSE: The storm sewer, inlet, and rain garden are all oversized to allow for expansion in the
future, if necessary. The detention pond and outlet structure can be easily modified also, however,
there are no immediate plans for expansion and there are many unknowns, so we are leaving that
option available but are not able to narrow in on exact calculations at this time.

shall have an approved means of emergency operation. The security gates and

> IFC D103.5: Gates securing fire apparatus access roads shall comply with all of the following criteria:
1. The minimum gate width for vehicle access shall be 20 feet.
2. Gates shall be of the swinging or sliding type.
3. Construction of gates shall be of materials that allow manual operation by one person.

4. Gate components shall be maintained in an operative condition at all times
and replaced or repaired when defective.
5. Electric gates shall be equipped with a means of opening the gate by fire

6. Gate design and locking device specifications shall be submitted for

UL 325 and have a means of emergency, manual operation during power loss.
8. Gates intended for automatic operation shall be designed, constructed and
installed to comply with the requirements of ASTM F 2200.

THROUGH 12-132. IN NATIVE AREAS THESE REQUIREMENTS ARE

SOIL MEETS THE DEFINITION OF TOP SOIL IN CODE 12-131. THROUGH
LOOSENING THE TOP 8 INCHES OF SOIL AND APPLYING 4 INCHES OF

2. AFTER SOIL HAS BEEN PROPERLY PREPARED THEN SEED EVENLY
IN TWO DIRECTIONS TO DISTRIBUTE SEED OVER ENTIRE AREA. SEED
ALL INDICATED AREAS AS SOON AS POSSIBLE AFTER COMPLETION OF GRADING OPERATIONS.
3. IF CHANGES ARE TO BE MADE TO SEED MIX BASED ON SITE
CONDITIONS THEN APPROVAL MUST BE PROVIDED BY CITY ENVIRONMENTAL PLANNER.
4. APPROPRIATE NATIVE SEEDING EQUIPMENT WILL BE USED
(STANDARD TURF SEEDING EQUIPMENT OR AGRICULTURE EQUIPMENT SHALL NOT BE USED).

6. PREPARE A WEED MANAGEMENT PLAN TO ENSURE THAT WEEDS
ARE PROPERLY MANAGED BEFORE, DURING AND AFTER SEEDING ACTIVITIES.

STRAW, JUTE MESH, OR OTHER APPROPRIATE METHODS.

The current list does not meet the minimum diversity standards. Please
incorporate another ornamental species in addition to the Russian hawthorn.
Alternately, on the south side of the property, conifer trees may be a better
choice for screening instead of the hawthorns.
RESPONSE: Additional variety has been provided by adding a Blue Spruce tree to the mix. Percentages
have been noted on the plant list.

The parkway should include canopy shade trees. Currently, the water line is >8’
to the east and the gas line is >6’ to the west. It appears that the proposed
sanitary sewer line may limit spacing for the northernmost tree. Is it possible to
relocate the sewer line to the north? If not, at least the two southern pear trees in
the parkway should be replaced with a suitable shade tree i.e. Kentucky
coffeetree, Texas red oak, hackberry etc.
