1. All plants shall conform to all applicable standards of the latest edition of the "American Association of Nurserymen" standards
(AAN) as well as local codes and regulations. All plant stock shall be individually tagged as to name and size in accordance
with standard practice.
2. Nursery stock shall be healthy, well branched and rooted, formed true to variety and species, full foliaged, free of disease,
injury, defects, insects, weeds and weed roots. Trees shall have straight trunks, symmetrical tips, and have an intact single
leader.
3. Quality Assurance: Use adequate numbers of skilled workers who are thoroughly trained and experienced in the necessary
horticultural practices and who are completely familiar with the specified requirements and methods needed for the proper
performance of the work of this section.
4. Discrepancies: The Contractor shall review the drawings prior to installation and notify the Owner's Representative and the
Landscape Architect of any discrepancies prior to proceeding with any work.
5. Substitutions: Only as approved by the Landscape Architect. Substitutions not approved by the Landscape Architect will not
be accepted at the time of final walk through.
6. Guarantee and Acceptance: All plant material shall be guaranteed by the Contractor for one full year from final acceptance.
During this period the contractor shall replace any plant material that is not in good condition and producing new growth.
7. Landscape Contractor shall keep on site for Owner's Representative's inspection, all receipts for soil amendment and topsoil
delivery.
8. Existing Tree Protection: Prior to construction, barriers shall be erected around all existing trees within the limit of work that
are to remain. Such barriers shall be orange fencing a minimum of four (4) feet in height, secured with metal t-posts, no closer
than six (6) feet from the trunk or one-half (1
2) of the drip line, whichever is greater. The spacing of stakes shall be ten (10) feet.

There shall be no storage or movement of equipment, material, debris, or fill within the fenced tree protection zone.
9. Topsoil and Final Grades: Landscape Contractor is to verify that the topsoil is or is not conducive to proper plant growth.
Landscape Contractor is to supply and place 8" of topsoil in planting area if topsoil on site is not conducive to proper plant
growth, unless otherwise notified by General Contractor.
10. Herbicides: Prior to soil preparation, all areas showing undesirable weed or grass growth shall be treated with Round-up in
strict accordance with the manufacturer's instructions.
11. Soil Amendment: All shrub planting beds and turf areas shall be amended uniformly with Type 1 organic compost at a rate of 3
CY / 1000 SF.
12. Soil Preparation: Work all planting areas by rototilling to a minimum depth of 8 inches. Remove all stones over 1-1/2"size,
sticks, mortar, large clumps of vegetation, roots, debris or extraneous matter turned up in working. Soil shall be of a
homogeneous fine texture. Level, smooth and lightly compact area to within 0.10 of required grades.
13. Notification: The Contractor shall notify the Owner's Representative 48 hours in advance of installation of the plants for final
approval of plant locations.
14. Planting Hole: Lay out plant locations and excavate all soils from planting holes twice the width of the root ball. Loosen soil
inside bottom of plant hole. Dispose of any topsoil or debris from excavation.
15. Planting: Place the plant on a layer of lightly compacted planting mix at the center of the planting hole. Plant trees and shrubs
upright and orient for best appearance.
a. For plants grown in containers, remove container and slice root ball top to bottom in five places equidistant around the
circumference to a depth of three inches.
b. For balled and burlapped plants, place plant in hole then remove all burlap, cage, plastic or any other items used to secure
rootball.
c. Stagger plants in rows. Backfill planting hole with 1 part organic compost, 2 parts native topsoil while working each layer to
eliminate voids. When hole is approximately two thirds full, water thoroughly, then allow water to soak away. Place
remaining backfill and dish surface around plant to hold water. Final grade should keep root ball slightly above surrounding
grade, not to exceed one inch. Water again until no more water is absorbed.
16. Steel Edging: Edging between manicured lawn and shrub/perennial planting areas shall be 14 GA x 4" heavy duty roll top steel
edger and shall be set level with top of sod.
17. Mulching: Mulch all shrub planting areas with shredded cedar mulch per plan to a min. depth of 3".
18. Manicured Lawn Area: Sod shall be drought tolerant Kentucky Bluegrass mix sod to match existing and consist of healthy,
thick turf having undergone a program of regular fertilization, mowing and weed control.Sod shall be free of weeds; uniform in
green color, leaf texture and density; healthy; have a vigorous root system; and free of disease, nematodes, pests and pest
larvae. Thatch layer shall not exceed one half inch (1
2"), uncompressed. Sod shall be delivered and installed within twenty four
(24) hours of being cut.
a. Subgrade on which sod is laid shall be slightly moist during installation.
b. Lay sod with longest dimension parallel to contours and in continuous rows.
c. Tightly butt ends and sides of sod together. Stagger and compact vertical joints between sod strips
d. Sod shall not be overlapped or stretched during placement, Exposed joints due to shrinkage will require replacement of
sod in affected areas.
e. Topsoil: Where new sod abuts an existing turf area, topsoil shall be placed along seams and or joints to provide a smooth
transition.
f. Rolling: Sod shall be rolled after installation to ensure proper contact with the subgrade, and to ensure tight joints between
adjacent pieces, Sod shall be moist prior to rolling. Once rolling is complete, additional watering shall occur. Roller shall
weigh one-hundred (100) pounds.
g. Water thoroughly with a fine spray as laying progresses and immediately after planting. Saturate sod with fine water spray
within two hours of planting. During first week after planting, water daily or more frequently as necessarily to maintain moist
soil to a minimum depth of one and one half inches (1-1/2") below sod.
GENERAL PLANTING SPECIFICATIONS 19. Native Seed: Deliver seed and packaged materials in original unopened containers bearing weight,
analysis and name of supplier. Store in a manner to prevent the materials from becoming wet and
deteriorating Seed mix per the varieties and quantities specified on sheet L1.0.
a. Do not drill or sow seed during windy, rainy weather or when ground is frozen or otherwise unable
to be tilled.
b. Seeded area shall be accepted on the basis of having a uniform plant growth over the entire
seeded area. Two (2) months after seeding, the seeded area shall be reviewed by the Project
Manager and the Contractor. Any area where the seed has failed to germinate shall be re-seeded
and raked to cover the seed.
20. Maintenance: All seeded and sodded areas shall be maintained by watering and mowing for a
minimum of 60 days after seed is sown or sod is laid. All other areas shall be maintained per the
agreed upon contract between the Owner and Contractor.
21. Installation and Final Inspection. The planting of the required landscaping may be delayed for a period
up to twelve months after issuance of the certificate of occupancy. Unless all such landscaping is
installed, inspected and approved prior to issuance of the certificate of occupancy, a financial security
for one hundred twenty-five percent of the landscaping materials and labor costs shall be required to be
posted by the developer to ensure the placement of the required landscaping
22. Clean Up: At completion of work, all extra material, supplies, equipment, etc. shall be removed from the
site. All areas of the project shall be clean, orderly and complete.

NATIVE GRASS SEEDING NOTES:
1. PREPARE SOIL AS NECESSARY AND APPROPRIATE FOR NATIVE SEED MIX SPECIES AND AS OUTLINED
IN MUNICIPAL CODE 12_130 THROUGH 12_132. IN NATIVE AREAS THESE REQUIREMENTS ARE TYPICALLY
SATISFIED THROUGH SOIL SAMPLES SHOWING QUALITY OF SOIL MEETS THE DEFINITION OF TOP SOIL
IN CODE 12_131. THROUGH LOOSENING THE TOP 8 INCHES OF SOIL AND APPLYING 4 INCHES OF TOP
SOIL THEN SOIL AMENDMENT REQUIREMENTS CAN BE FULFILLED.
2. AFTER SOIL HAS BEEN PROPERLY PREPARED THEN SEED EVENLY IN TWO DIRECTIONS TO DISTRIBUTE
