We need the table to look a little bit different than shown. The table should indicate the number of bedrooms in each unit, the minimum parking required per the Land Use Code, and the amount of parking you're providing for each unit. The revised parking table (Site Data Summary) has been added to the Site Plan. Please work with me and technical services on dedicating that easement by separate document. Comment Number: 3 Comment Originated: 03/25/2019 03/25/2019: For Approval: Please place the following note on your site plan: "Damaged curb, gutter and sidewalk existing prior to construction, as well as existing fences, trees, streets, sidewalks, curbs and gutters, landscaping, structures, and improvements destroyed, damaged or removed due to construction of this project, shall be replaced or restored in like kind at the developer’s expense, unless otherwise indicated on these plans, prior to the acceptance of completed improvements and/or prior to the issuance of the first Certificate of Occupancy. " This note has been added to the Site Plan. Department: PFA Contact: Andrew Rosen, 970-416-2599, arosen@poudre-fire.org Topic: General Comment Number: 4 Comment Originated: 01/09/2019 01/09/2019: FOR NEXT ROUND RESIDENTIAL FIRE SPRINKLER SYSTEM Duplex residences require an approved residential fire sprinkler system or an approved method of fire separation. Per the email to Josh Horner on 4/11/19 PRA it stated that “sprinklers will not be required, but there will need to be a 1 hour fire separation between the units”. A note has been added to the Site Plan that states “the project shall comply with the requirement for a 1 hour fire separation between the units.” Also noted in your email to Josh Horner it stated “it was determined that an Emergency Access Easement will not be required”. Please contact the Building department for information regarding P2904 systems. Please contact Assistant Fire Marshal, Jerry Howell with NFPA 13D questions at 970-416-2868. Comment Number: 6 Comment Originated: 01/09/2019 01/09/2019: FOR APPROVAL HYDRANT A fire hydrant is required within 400' of the building as measured along an approved path of vehicle travel. The hydrant at the NW corner of Laurel and Loomis meets this distance requirement however it is the applicant's responsibility to verify the flow. Please contact the water department for information. We have requested a flow test for the above mentioned fire hydrant from Jim Carder in Utilities. It is scheduled for the week on May 6th and we will forward the results as soon as they are available. The existing 150 amp service is currently sized to handle all loads for both units. We do not believe an upgrade is needed but actual loads will be determined at the time of building renovation by a licensed electrican. There are currently two separate meters on the building, one servicing the main floor (existing dwelling) and the other servicing the lower level (new dwelling).
