Thank you for adding information about the parking required on the site plan.
We need the table to look a little bit different than shown. The table should
indicate the number of bedrooms in each unit, the minimum parking required
per the Land Use Code, and the amount of parking you're providing for each
unit. The revised parking table (Site Data Summary) has been added to the Site Plan.

Laurel Street is identified as a 4-lane arterial on the Master Street Plan, this
requires a 15' utility easement behind the right-of-way. Please work with me and
technical services on dedicating that easement by separate document. For
more information on the process of the easement dedication process the link
2
following will have more information:

RESIDENTIAL FIRE SPRINKLER SYSTEM
Duplex residences require an approved residential fire sprinkler system or an
approved method of fire separation.
Per the email to Josh Horner on 4/11/19 PRA it stated that “sprinklers
will not be required, but there will need to be a 1 hour fire separation between the units”.
A note has been added to the Site Plan that states “the project shall comply with the requirement for a 1
hour fire separation between the units.” Also noted in your email to Josh Horner it stated “it was
determined that an Emergency Access Easement will not be required”.
Please contact the Building department for information regarding P2904
systems.
Please contact Assistant Fire Marshal, Jerry Howell with NFPA 13D questions
at 970-416-2868.

HYDRANT
A fire hydrant is required within 400' of the building as measured along an
approved path of vehicle travel. The hydrant at the NW corner of Laurel and
Loomis meets this distance requirement however it is the applicant's
responsibility to verify the flow. Please contact the water department for
information.
We have requested a flow test for the above mentioned fire hydrant from Jim Carder in Utilities.
It is scheduled for the week on May 6th and we will forward the results as soon as they are available.

01/14/2019: The current service to the existing single family is only capable of
3
handling 150 amps without an upgrade charge and a new service conductor
installed.
The existing 150 amp service is currently sized to handle all loads for both units. We do not believe an
upgrade is needed but actual loads will be determined at the time of building renovation by a licensed
electrican.

01/14/2019: The new dwelling must be metered separately from the existing
dwelling. There are currently two separate meters on the building, one servicing the main floor (existing
dwelling) and the other servicing the lower level (new dwelling).
