1. TOP OF FOUNDATION MUST BE AT LEAST 6" ABOVE THE HIGHEST GRADE SURROUNDING ALL PROPOSED BUILDINGS.
2. THERE MUST BE A MINIMUM GRADE OF 5% AWAY FROM THE FOUNDATION WITHIN THE FIRST 5 TO 10 FEET ADJACENT TO ALL
PROPOSED BUILDINGS.
3. ALL SLOPES MUST MEET THE MINIMUM REQUIREMENT OF 1% AND ARE NOT TO BE STEEPER THAN 33% (3:1).
4. ANY DAMAGED CURB, GUTTER AND SIDEWALK EXISTING PRIOR TO CONSTRUCTION, AS WELL AS STREETS, SIDEWALKS, CURBS AND
GUTTERS, DESTROYED, DAMAGED OR REMOVED DUE TO CONSTRUCTION OF THIS PROJECT, SHALL BE REPLACED OR RESTORED TO
CITY OF FORT COLLINS STANDARDS AT THE DEVELOPER'S EXPENSE PRIOR TO THE ACCEPTANCE OF COMPLETED IMPROVEMENTS
AND/OR PRIOR TO THE ISSUANCE OF THE FIRST CERTIFICATE OF OCCUPANCY.
5. ALL EXISTING DOWNSPOUTS MUST BE EXTENDED A MINIMUM OF THREE FEET FROM THE FOUNDATION.
6. GUTTERS AND DOWNSPOUTS REQUIRED ON GARAGE. DOWNSPOUTS SHALL NOT BE DIRECTED ONTO NEIGHBORING LOTS.
