Response: (In Red) Comment Summary: Department: Planning Services Contact: Jason Holland, 970-224-6126, jholland@fcgov.com Topic: General Comment Number: 1 Comment Originated: 03/12/2019 03/12/2019: PRIOR TO HEARING: The linework and boundary shown for the building envelope on the Second Replat doesn't match the approved plans. This must be changed to be the same as the approved plans. The boundary line work has been revised to match the approved plans. Comment Number: 2 Comment Originated: 03/12/2019 03/12/2019: PRIOR TO HEARING: The second replat document is difficult to compare to the existing plat due to the different linetypes used and lack of direct dimensions that were included on the first replat. The first replat is more clear. I need written acknowledgement that all of the linework on the plat isn't changing and that the only element that is changing is the addition of a lot line to create Lot 2. Code adoption is anticipated in early 2019. Building plan reviews shall be subject to the adopted version of the fire code in place at the time of plan review submittal and permit application. Noted. Comment Number: 2 Comment Originated: 03/07/2019 03/07/2019: >The 24ft wide easement shown on lot 1 is required as an emergency access easement (EAE) to serve the building but is shown as an easement only. Should it not be an EAE at this time, it should now be shown on the Plat as such or dedicated by separate legal document. The label has been revised to indicate that the 24’ easement is an Emergency access easement as it was originally platted. The erosion control requirements are located in the Stormwater Design Criteria in Chapter 2 Section 6.0 a copy of the requirements can be found at www.fcgov.com/erosion Noted. Storm water measures were part of the approved development plan. There will not be any land disturbance at this time. Please contact me with any questions.
