The overall size of the property is 80.19 acres with (152) proposed single-family residential lots. The existing and proposed zoning is Urban Estate (UE). Owner is Crystal Cove Development, LLC. The site design proposes a cluster development, allocating 58% open space (50% required per land use code) providing residents with outdoor opportunities. A wetland located in the north-central area of the site will remain undisturbed and preserved. Proposed fence design is open rail 3-rail cedar fencing at residential lots. This fence type is intended to retain views to adjacent open space and embrace the surrounding rural character. Chain link fencing is proposed at oil and gas wells with gates to allow access. Native seed areas will be evaluated per the soils test prior to seeding. Proper seed mix will be selected according to soil type and installed at time of favorable weather conditions. A second seeding will be considered depending on the health of the first. All tree and shrub plant material will be irrigated with a permanent underground irrigation system.
