HomeMy WebLinkAboutDUTCH BROS - PDP190008 - SUBMITTAL DOCUMENTS - ROUND 1 - DESIGN NARRATIVEPage 1 Design Narrative Project Title: Dutch Bros Past Meeting Dates: Conceptual Review 12.14.18 General Information: This is a request to construct an 823 square foot drive -thru coffee shop on a parcel that formerly contained a fuel station. The site is located at the southwest corner of Kensington Drive and College Avenue. The property will be re-platted jointly with the adjacent Jiffy Lube lot to the south to create two lots. Dutch Bros will be on Lot 1, which contains .428 acres. In order to construct the coffee shop and associated access and drive-thru lanes, the existing car wash and landscaping will be demolished. The existing easternmost access will be closed and both the coffee shop and Jiffy Lube will take access from the north-south private drive that serves M & O Tires, McDonald’s and the retail building. Improvements to the lots will include new parking spaces, access drives, new sidewalks, landscape islands, a shared trash enclosure and the Dutch Bros building. The existing sidewalk along Kensington will be widened to 7’ where possible due to the existing trees. The sidewalk along College Avenue will be widened to 10’. The building is located at the northeast corner of the site and meets the required build-to lines. The new parking spaces will be shared between the two uses and meet the minimum number of spaces for each type of use. The contemporary architecture utilizes brick and Nichiha Fiber cement panels in a wood- siding pattern and industrial block pattern. The redevelopment and proposed use of this vacant site is appropriate and continues to meet the need for auto-related uses in the area. The site is in the CG – General Commercial zoning district. Drive-thru coffee shops are subject to Planning and Zoning Board review. Existing and Proposed Owners: M Squared LLC.
