City of Fort Collins,
Ken Mitchell, Mosaic Land Development Services, LLC, is currently working on a development plan for
parcel 9602200039. This parcel is directly adjacent to the Clarendon Hills subdivision. Clarendon Hills
HOA possess a warranty deed (doc#: 91049273) on this property provisioning to Clarendon Hills HOA the
oversight of development and architectural control.
Ken has shared that the City of Fort Collins is requesting that the sidewalk, along the Langdale Drive side
of the property, be sawcut and removed. In its place, the City would create a landscaped city parkway
with grass and trees. The sidewalk would move approximately 4-6 feet to the North.
We do not support or agree with this request.
The vast majority of the neighborhood has the sidewalks abutting the curb. Modifying the existing
sidewalk would work to segregate these new homes from the surrounding ones. We have engaged
with Ken to incorporate design and architectural elements present in our current homes. The goal is to
have this new development be a natural extension of our community. Maintaining the commonality in
the sidewalk would support this goal.
Two other notes. Having the sidewalk setback for this section would create an odd transition at the
point it joins with the existing one on parcel 9602210088 at the East end of the property. Additionally, it
seems environmentally wasteful to remove what appears to be a good sidewalk.
