northwest corner of Lot 1. The previous plat depicted a jog in the platted
boundary that is now shown as unplatted. The previous plat also dedicated
right-of-way to accommodate future construction of a widened street turn
("knuckle") that's not represented as having been dedicated. Please clarify the

01/31/2019: As long as this was one lot, we would have asked for access to be
from Birch. By creating two lots, it will likely necessitate an access off of
Shields. This is not ideal - it's an arterial without a left turn lane. It would our
preference if the new northern lot could have a cross access to the north or
south. If that's not possible, then we reserve the right to restrict the access on
Shields to a right-in, right-out (without a median in Shields the restricting curbing
will need to be built on the parcel). Work with the Engineering department on
the appropriate language for the plan sheet. RC – I met with Marc Virata and Jason Holland to discuss
and explained that the purpose of this re-plat was to subdivide into two separate lots, which will
more than likely have separate ownership and uses consistent with the current zoning. As a result,
cross access is not possible; therefore, we’ve added Note #9 to the plat stating, “With the exception
of a single family detached residential dwelling, access to Shields Street from Lot 2 will be limited
to right-in, right-out only.” Additionally, we added back the 8.5’ Pedestrian Access Easement on
the west boundary of Lot 1 from Birch Street to Coy Drive, per the original plat.

2018 IFC CODE ADOPTION
Poudre Fire Authority and the City of Fort Collins (Town of Timnath, Larimer
County) are in the process of adopting the 2018 International Fire Code. Code
adoption is anticipated in early 2019. Building plan reviews shall be subject to
the adopted version of the fire code in place at the time of plan review submittal
and permit application.
