87043454, Larimer County Clerk and Recorder, located in the Northwest Quarter of Section 23,
Township 7 North, Range 69 West of the 6th P.M., City of Fort Collins, County of Larimer, State of
Colorado, and being more particularly described as follows:
Considering the North line of Tract B, Pulse P.U.D. Filing One as bearing South 89° 39' 24" East and
with all bearings contained herein relative thereto:
COMMENCING at the Northwest corner of Tract B, Pulse P.U.D. Filing One; thence, along the North
line of Pulse P.U.D. Filing One, South 89° 39' 24" East, 26.50 feet to POINT OF BEGINNING 1;
thence continuing along said North line, South 89° 39' 24" East, 9.18 feet; thence along a curve concave
to the West having a central angle of 40° 06' 38" with a radius of 70.42 feet, an arc length of 49.30 feet
and the chord of which bears South 09° 49' 28" West, 48.30 feet to a point on the Easterly line of an
existing 8’ utility easement per Pulse P.U.D. Filing One, said point being Point A; thence along said
utility easement, North 24° 47' 25" West, 11.47 feet; thence along a curve concave to the West having a
central angle of 35° 28' 51" with a radius of 61.42 feet, an arc length of 38.03 feet and the chord of which
bears North 05° 56' 17" East, 37.43 feet to POINT OF BEGINNING 1, containing 393 square feet, or
0.009 acres, more or less;

concave to the North having a central angle of 04° 44' 02" with a radius of 275.00 feet, an arc length of
22.72 feet and the chord of which bears North 86° 22' 10" East, 22.71 feet; thence along a curve concave
to the Southwest having a central angle of 24° 53' 44" with a radius of 40.00 feet, an arc length of 17.38
feet and the chord of which bears South 44° 14' 52" East, 17.24 feet; thence along a curve concave to the
Northeast having a central angle of 54° 31' 08" with a radius of 61.42 feet, an arc length of 58.44 feet and
the chord of which bears South 59° 03' 34" East, 56.26 feet to a point on the Westerly line of an existing
8’ utility easement per Pulse P.U.D. Filing One; thence along said utility easement South 24° 47' 25"
