1454, Larimer County Clerk and Recorder, located in the Northwest Quarter of Section 23, Township 7
North, Range 69 West of the 6th P.M., City of Fort Collins, County of Larimer, State of Colorado, and
being more particularly described as follows:
Considering the West line of Young’s Creek, recorded at Reception No. 20040037611, Larimer County
Clerk and Recorder, as bearing North 00° 00' 35" East and with all bearings contained herein relative
thereto:
COMMENCING at the Southwest corner of Tract E, Young’s Creek; thence, along the West line of
Young’s Creek, North 00° 00' 35" East, 280.81 feet to POINT OF BEGINNING 1; thence, North 59°
59' 25" West, 15.50 feet; thence, North 89° 39' 24" West, 16.92 feet; thence, North 00° 20' 36" East,
10.00 feet; thence, South 89° 39' 24" East, 19.57 feet; thence South 59° 59' 25" East, 12.38 feet to the
West line of Young’s Creek, said point being Point A; thence along said West line, South 00° 00' 35"
