87043454, Larimer County Clerk and Recorder, located in the Northwest Quarter of Section 23,
Township 7 North, Range 69 West of the 6th P.M., City of Fort Collins, County of Larimer, State of
Colorado, and being more particularly described as follows:
Considering the North line of Pulse P.U.D. Filing One as bearing South 89° 39' 24" East and with all
bearings contained herein relative thereto:
BEGINNNING at the Northwest corner of Tract B, Pulse P.U.D. Filing One, said point being
POINT OF BEGINNING 1; thence, along the North line of Pulse P.U.D. Filing One, South 89° 39'
24" East, 26.50 feet; thence along a curve concave to the West having a central angle of 44° 49' 09"
with a radius of 61.42 feet, an arc length of 48.04 feet and the chord of which bears South 10° 36' 26"
West, 46.83 feet to the Easterly right-of-way line of Stuart Street, said point being Point A; thence
along said Easterly line the following 2 courses and distances: North 24° 47' 25" West, 40.26 feet;
thence along a curve concave to the East having a central angle of 37° 41' 39" with a radius of 15.00
feet, an arc length of 9.87 feet and the chord of which bears North 05° 56' 35" West, 9.69 feet to
POINT OF BEGINNING 1, containing 825 square feet, or 0.109 acres, more or less;
ALSO:
COMMENCING at aforementioned Point A; thence, South 59° 14' 56" West, 54.29 feet POINT
OF BEGINNING 2, said point being on the Westerly right-of-way line of Stuart Street;

61.42 feet, an arc length of 67.23 feet and the chord of which bears North 63° 09' 34" West, 63.92
feet; thence along a curve concave to the Southwest having a central angle of 59° 27' 49" with a
radius of 40.00 feet, an arc length of 41.51 feet and the chord of which bears North 61° 31' 54" West,
39.68 feet to the Southerly right-of-way line of Hobbit Street; thence along said Southerly line and
along a curve concave to the North having a central angle of 11° 37' 23" with a radius of 267.00 feet,
an arc length of 54.16 feet and the chord of which bears North 82° 55' 30" East, 54.07 feet to the
Westerly right-of-way line of Stuart Street; thence along said Westerly line the following 2 courses
and distances: along a curve concave to the South having a central angle of 78° 05' 47" with a radius
of 15.00 feet, an arc length of 20.45 feet and the chord of which bears South 63° 50' 18" East, 18.90
feet; thence, South 24° 47' 25" East, 50.78 feet to POINT OF BEGINNING 2, containing 2,167
square feet, or 0.050 acres, more or less;
The above described tracts of land are subject to all easements and rights-of-way now on record or
