A tract of land being a portion of Tract B, Pulse P.U.D. Filing One, recorded at Reception No.
87043454, Larimer County Clerk and Recorder, located in the Northwest Quarter of Section 23,
Township 7 North, Range 69 West of the 6th P.M., City of Fort Collins, County of Larimer,
State of Colorado, and being more particularly described as follows:
Considering the North line of Pulse P.U.D. Filing One as bearing South 89° 39' 24" East and
with all bearings contained herein relative thereto:
COMMENCING at the Northwest corner of Tract B, Pulse P.U.D. Filing One; thence, along the
North line of Pulse P.U.D. Filing One, South 89° 39' 24" East, 225.04 feet to the POINT OF
BEGINNING; thence continuing along said North line, South 89° 39' 24" East, 19.43 feet;
thence along a curve concave to the Southwest having a central angle of 21° 48' 29" with a radius
of 55.00 feet, an arc length of 20.93 feet and the chord of which bears South 14° 48' 42" East,
20.81 feet; thence along a curve concave to the Northeast having a central angle of 78° 26' 39"
with a radius of 15.00 feet, an arc length of 20.54 feet and the chord of which bears South 43° 07'
47" East, 18.97 feet; thence, South 07° 38' 54" West, 16.50 feet; thence along a curve concave to
the Northeast having a central angle of 78° 26' 39" with a radius of 31.50 feet, an arc length of
43.13 feet and the chord of which bears North 43° 07' 47" West, 39.84 feet; thence along a curve
concave to the Southwest having a central angle of 34° 37' 11" with a radius of 38.50 feet, an arc
length of 23.26 feet and the chord of which bears North 21° 13' 02" West, 22.91 feet to the
POINT OF BEGINNING.
The above described tract of land contains 888 square feet, or 0.020 acres, more or less, and is
subject to all easements and rights-of-way now on record or existing.
