Please clarify whether any excavation is proposed in this easement. If so, please note “existing trees to remain” on the site plan. Additionally, please add tree protection notes to the site plan. This is available from City Forestry or the project planner. [RESPONSE] Tree identification table added to SITE PLAN and Tree Protection Notes added to Notes Page FCN1 Topic: Landscape Plans Comment Number: 2 01/28/2019: FOR APPROVAL-UPDATED Please include the following tree inventory information in table format with the next round of submittals: Tree #1: Crabapple – 9” in diameter in good condition (1.5 mitigation tree, if damaged or removed) Tree #2: Crabapple – 9” in diameter in good condition (1.5 mitigation tree, if damaged or removed) Tree #3: Serviceberry – 3” in diameter in good condition (1 for 1 replacement no upsized, if damaged or removed) Please label trees according to the inventory (see redlines). [RESPONSE] Tree Identification Table (TABLE Z1-A) added to SITE PLAN Department: Light And Power Contact: Luke Unruh, 9704162724, lunruh@fcgov.com Topic: General Comment Number: 1 10/29/2018: INFORMATION ONLY: The transformer that feeds 901 Riverside sits on the neighboring property. The new service from the existing transformer will be the owners responsibility. I recommend that the new electric service be placed in an easement. Comment Number: 2 10/29/2018: INFORMATION ONLY: Electric capacity fees, development fees, building site charges and any system modification charges necessary to feed the site will apply to this development. Please contact me or visit the following website for an estimate of development charges and fees: Comment Number: 3 10/29/2018: INFORMATION ONLY: The existing transformer may need to be upgraded depending on power requirements. Please provide a commercial service information form (C-1 form) and a one-line diagram will need to be completed and submitted to Light & Power Engineering for review. A link to the C-1 form is below: http://www.fcgov.com/utilities/business/builders-and-developers/development-forms-guidelines-regulations 16035 Table Mountain Pkwy Golden, CO 80403 P: 303-993-3293 / F: 303-993-3019 Comment Number: 4 10/30/2018: FOR APPROVAL: Please contact me to further discuss this project at 970-416-2724 Department: Stormwater Engineering Contact: Dan Mogen, 970-305-5989, dmogen@fcgov.com Topic: General Comment Number: 5 01/25/2019: FOR APPROVAL: While the plans have changed, it still appears there will be work done adjacent to the drainage area. Please add a note to the plans (both site plan Z1 and utility coordination plan UC1) that indicates to the contractor that they are to stay out of the drainage area, meaning no driving across or compacting the drainage/water quality swale area (where your plans show riprap). [RESPONSE] Drainage Swale protection note added to sheets Z1 and UC1 Department: Water-Wastewater Engineering Contact: Dan Mogen, 970-305-5989, dmogen@fcgov.com Topic: General Comment Number: 2 01/25/2019: FOR APPROVAL: While the design for this project has changed, the water service per the original utility plans still appears to be cross the area of the NEW VZW U/G FIBER RUN. It's been requested previously that the water service and meter be shown on these plans, and I understand that a waterline is shown on the plans. This waterline differs in location from the original utility plans for this site/building. Has it been verified that this line as shown is indeed the water service? Or is it possible this is an irrigation line? It does not appear the water meter location is currently shown; please add to the plans (Z1 and UC1). Please call out the waterline ("UW") as private with notes to provide separation as indicated below. From prior comments: this water meter and service needs to be located and the proposed design needs to show that the equipment and conduits are a minimum of 6’ away from the existing water service and if crossing the existing water service perpendicularly, then the conduits must be shown to cross over or above the water service with a minimum of 18” clearance. [RESPONSE] Water Line Shown as indicated on original Utility Plans, Water Meter added. New Fiber Entrance shifted to the East to provide MIN. 6’ Separation. Comment Number: 3 01/25/2019: FOR APPROVAL: My phone number has been changed. Please update to 970-305-5989 on the Utility Coordination Plan (Sheet UC1). 16035 Table Mountain Pkwy Golden, CO 80403 P: 303-993-3293 / F: 303-993-3019 Department: Technical Services Contact: Jeff County, 970-221-6588, jcounty@fcgov.com Topic: General Comment Number: 2 01/24/2019: FOR APPROVAL: Some of the sheet titles in the sheet index do not match the sheet titles on the noted sheets.
