Planning Services 1. The planning and utility drawings have been split into two different sets. 2. Land use table has been provided on cover sheet of planning set. 3. The word “future” has been removed from pole barn. 4. The requested standard notes have been added to the cover sheet of the planning set. Engineering Development Review 1. As directed by Marc Virata in an email on April 1, 2019, driveway improvements within the right-of-way and an access permit are no longer required by the City for this project. 2. All stricken marks have been removed from the general notes. 3. Keefe Civil has previously met with Terry Ferrill with FCLWD/SFCSD to review the project. No construction will be required for the project between the existing water meter and the water main within Kechter Road. The existing water service from the modular home (to be relocated) will be extended to the proposed building. 4. The required attorney certification and necessary signature blocks have been added to the plat. 5. The requested information sheet for the development agreement provided by the Client. Client acknowledges the note regarding working with the Engineering Department on the required frontage improvements agreement. Poudre Fire Authority 1. The project’s plat and plan sets have been updated to reflect a 16-foot wide fire lane and easement from the Kechter Road right-of-way up to the circular driveway. Within the turnaround, the fire lane was widened to 20 feet at the direction of Andrew Rosen (April 1, 2019). Note has been added to the utility plans that the fire lane must meet Poudre Fire Authority requirements (capable of supporting 40T). Stormwater Engineering 1. The total area of site disturbance will be over 10,000 square feet and Erosion and Sediment Control Materials are included with this submittal. 2. The pole barn has been included as part of this submittal. Forestry 1. As requested, the entire tree inventory has been included on the site plans. Technical Services 1. The benchmark statements have been updated on the Utility Plans are requested. 2. The easement descriptions have been updated to match the subdivision plat. 3. The line over text issues have been corrected on the plans. 4. All text has been masked within the plans. Plat 1. Redline comments have been addressed.
