09/18/2018: There are concerns with the bypass pipe provided for flows
coming from Lot 6 to the north. It appears this pipe may be undersized (see
redlines). All references have been updated to 12” which is adequate size. Who is to provide
maintenance on this pipe/system? It will be maintained by the property owner to the north. Is an
agreement in place if someone other than this development will be maintaining? Not yet.

Customers are subject to City Code requirements for wastewater. These
requirements include Section 26-306 Wastewater Discharge Permit
Requirements and Section 26-332 Prohibitive Discharge Standards. A permit
may be required depending on activities on the site; however, discharge
standards apply to every customer, both large and small, regardless of what
activities take place on the site. Please contact Industrial Pretreatment,

HYDRANT
It is understood that the proposed private hydrant will now be public. The hydrant
that is now located close to the main entrance may be in conflict with the
transformer location. This hydrant can be relocated to the next parking island to
the west where it will still serve the north east buildings in the complex.

9-19-2019 UPDATE
At the staff review meeting the applicant stated the facility would be addressed
from Red Cedar Circle. This full address, including full street name shall be
visible on the south elevation of building A close to the east entrance from
Conifer.

>To assist with prompt emergency response each building shall have a unique
identifier such as A or B as previously discussed 3-4-2018 with Jim
Lynxwiler.This shall be clearly visible in no less than 8" tall numerals on each
building. This building identifier plan will be required before final FDP.
ADDRESS POSTING - LOCAL AMENDMENT
> IFC 505.1.8: Buildings that are addressed on one street, but are accessible
from other streets, shall have the address numbers AND STREET NAME on
each side that is accessible from another street.
Therefore the Red Cedar Circle address shall be attached to the south
elevation of Building A close to the east entrance.

would greatly prefer the hydrant to be relocated to allow the transformer to be
placed closer to the drive aisle. This would allow us easier access if there is a
vehicle parked in the parking spot. Please note that the bollards need to be
moved on the utility plans. They are still located in the former transformer
location. Thank you.

09/18/2018: Streetlights will be placed along Red Cedar Cir and Conifer St
adjacent to the property. Streetlight placement will need to be coordinated with
Light & Power. Shaded trees are required to maintain 40 feet of separation
clearances and ornamental trees are required to maintain 15 feet of separation
