Re: Waiver Indication for Traffic Impact Study
Project Title: Wood Spring Suites

To Whom It May Concern,
Kimley-Horn and Associates, Inc. is pleased to be submitting the waiver indicating deferred submittal
of the Transportation Impact Study (TIS). Per the conversations with Martina Wilkinson, the below TIS
Scope was developed. Per conversations with Martina and the PDP checklist, the full TIS is deferred
until later submittal.
TRAFFIC IMPACT STUDY SCOPE
Kimley-Horn will prepare a traffic impact study for the proposed WoodSpring Suites project at 847 SE
Frontage Road in Fort Collins, Colorado. The proposed development is located near the southwest
corner of the Mulberry Street (SH-14) and I-25 Northbound Frontage Road. The key intersections of
Mulberry Street/I-25 Northbound Frontage Road and Prospect Road/I-25 Northbound Frontage Road
will be evaluated as part of this project. In addition, the proposed access along I-25 Northbound
Frontage Road will also be included for evaluation. Weekday morning and afternoon peak hour traffic
volume counts will be collected at the existing key intersections. Trip generation will be calculated for
the project based on the proposed use and number of hotel rooms as appropriate. Project generated
traffic will be distributed and assigned to the key intersections and access driveway. Kimley-Horn will
analyze the project traffic levels for the key intersections and access to determine appropriate
mitigation measures recommended (if any) to accommodate project traffic. This study will be
summarized in a draft report containing discussion of the traffic impact study together with
recommendations. This draft report will be provided to the Client for review and comments. The draft
report will be revised as appropriate and prepared final for use in submitting to the City of Fort Collins
and the State of Colorado Department of Transportation.
