Project Narrative
for
Lot 13-A, Amended Lots 13-16, South 13 Subdivision
(5724 Bueno Drive)
Fort Collins, Colorado
1. This is a Project Development Plan (PDP) for Lot 13-A, Amended Lots 13-16, South 13
Subdivision, Fort Collins, Colorado.
2. The conceptual review meeting for this project was held on Thursday, January 10, 2019 with
the same project title.
3. The site address is 5724 Bueno Drive, Fort Collins, Colorado 80525.
a. The site is an existing 16,100 square foot (0.37 acre) commercial lot.
b. The resultant lot size will be 15,410 square feet (0.35 acres) after the dedication of an
additional six feet (6') of right-of-way on Bueno Drive.
c. Existing zoning / proposed zoning: C-S Commercial Service District.
d. Building: 6,000 square foot one story steel building with 3 commercial condo units.
e. There will be a total of 6 on-site parking spaces (including 1 HC space) with an area
available adjacent to the frontage of the lot for 3 off-street parking spaces for a total
available parking for 9 vehicles.
f. No land Use Code modifications are anticipated.
4. The ultimate owner will be Barry Van Everen who is the applicant.
5. The current owner is 5724 Bueno LLC.
6. Transportation Improvements: The anticipated change in traffic volume is not expected to
meet the threshold of requiring a Traffic Impact Study. Based on Chapter 4 of the Larimer
County Urban Area Street Standards (LCUASS), the Traffic Impact Study was waived.
There are no improvements planned for Bueno Drive at this time. Ultimate Bueno is a
designated a commercial local street with parking. Ultimate Bueno Drive conditions have
been considered with the design of this site. A preliminary Bueno Drive design including a
street profile is included in the Utility Plans.
7. A neighborhood meeting was not held.

8. Building placement considered the existing building on the lot to the north (Lot 12) which
has a five foot (5') south side setback. This project provides a north and a south ten-foot (10')
setback. Building placement also considered the existing easternmost existing 20' utility
easement. This site has no effect on existing vehicular and pedestrian circulation,
landscaping, proposed open space and treatments of wetlands, natural habitats and features
on site and in the general vicinity of the project.
9. There will be no disturbances to wetlands, natural habitats and features and/or wildlife.
10. There are no conflicts between existing and proposed land uses.
11. This is a commercial site with no historic significance. The building will be a steel building
which respects the existing character of the site. Existing structures at south 13 consist
primarily of steel buildings. OD’s Sports Center to the east is a large steel structure.
12. Phasing: There will be no phasing.
