Purpose:
To plat the existing lot into two separate lots.
Description:
The existing Plat consists of one lot of 90,127 S.F. (2.07 acres) Developed as Nexgen Properties, LLC
Centerpoint Plaza First Replat. The lot shall be subdivided into two lots. Lot 1 will contain the exiting
building and parking area on the North side of the parcel. The subdivided Lot 1 will contain
approximately 23,231 S.F. and 0.53 acres. Lot 2 will contain the area for the proposed building, parking
and drainage area on the South side of the parcel. Lot 2 will contain approximately 66,896 S.F. and 1.54
acres. The land will maintain all utility easements and access agreements previously established.
Justification:
The proposed replat will create two separate parcels. No zoning changes are intended. The current use
and proposed use will remain. The replat will allow the area to the South to be developed as a separate
entity. The re-platting of this land will not affect traffic or Fire Department access.
